This is a key role to support the organisation to deliver a service responsive to our resident feedback, as well as meeting governance arrangements and external scrutiny around resident involvement and complaints.

As a Adviser (Housing and Welfare Benefits) you will be responsible for providing specialist support to older people, their families and carers through our advice service with their enquiries relating to housing and welfare benefits as well as providing generalist level support on a range of issues through our duty service.

You should you should have in depth, specialist level knowledge of Housing or Welfare Benefits (ideally both) as they relate to older people, experience of working within an high volume advice setting and advice supervision framework such as the AQS framework.

Located close to the historic Camden Market, the TMO provides housing services and community activities for residents of the estate. As estate manager, your main duties will be to:

1. Give the TMO the strategy it needs to deliver an excellent housing service for residents.

• 4 years+ experience of managing staff, and at least 2 years experience of reporting to a board;

• good knowledge of housing law or current issues relating to social housing;

• experience in procuring contracts and managing contractors;

• a proactive, can-do attitude, and an ability to motivate a team;

• excellent numerical and IT literacy, including a record of preparing and scrutinising budgets;

• Either a Level 4 Certificate in Housing, or an undergraduate degree (2:1 or above), and are prepared to enrol in the 1 year online Level 4 course by the Chartered Institute for Housing. 

The TMO is prepared to fund the Level 4 course, and to support a bright manager with a successful track record of delivery to transition into social housing.

Do you want to make a difference? An exciting opportunity has arisen in our client's Housing Department for someone with great people skills and in-depth housing knowledge to help lead the Housing teams in delivering proactive and customer focussed tenancy and neighbourhood services.

What’s the role?

As part of the Housing Department, you will use your leadership skills to help them deliver a high-quality service, including maximising our rental and service charge income, managing ASB, improving services and delivering a generic day-to-day housing management service to their customers.

The right candidate will need the ability to make decisions and deliver in a fast-paced and busy environment.

You’ll work effectively and proactively with colleagues to provide an excellent housing management service to their customers.

In this role you will need to:

• Ensure a high standard of customer service.
• Manage staff (both direct and indirect reporting)
• Deliver proactive, customer focussed housing management services, ensuring that they are continually improved to meet changing business requirements.
• Maximise our rent and service charge collection.
• Manage the housing budgets effectively.
• Deliver on the corporate targets.

What are they looking for?

You will be customer-focused, with the ability to interact empathetically with a wide variety of people. You’ll have an excellent grasp of Housing Law and a proven-track record of leading and managing successful teams. You will have a background in Housing Management and knowledge of budget management and partnership working would be an advantage.

Essential:

• Significant experience of managing and developing staff
• Experience of setting and meeting challenging objectives.
• Excellent knowledge of Housing and related legislation, policy and good practice
• Extensive experience of arrears collection and ASB.
• You will need to hold a UK driving licence with access to a suitable vehicle, with insurance cover for business use.
• You will need to maintain a satisfactory basic level DBS check.

Desirable:

• Knowledge of shared ownership and leasehold management
• Educated to degree level or relevant experience
• Hold a CIH qualification

Senior Housing Officer

We are looking for a Senior Housing Officer who can oversee our specialist supported housing programme. They’ll handle the day-to-day management and maintenance of our houses, engaging with tenants and contractors, monitoring and acting on arrears and line-managing our tenant support officer.

Location: Stanmore / Hybrid

Hours: Full time - 35 hours per week

Salary: £29,000 - £32,000 per annum

Contract: Permanent

We're looking for an Agency & Partnership Manager to join our Landlord Services team located at our Head Office at Caledonian Road.

Look Ahead currently manages approx. 1,500 units on behalf of other landlords. The organisation typically enters into housing management agreements and other deliver vehicles [e.g. leases], as part of a wider contract to deliver care and support service to Local Authority and Health commissioners.

Housing management agreements and leases place responsibilities on both the landlord and management agent to provide services to tenants and licences and ensure compliance across all associated legislation (landlord & tenant, statutory landlord compliance and health and safety). To ensure compliance, agreements set distinct responsibilities for setting and collecting rent and service charges and the arrangement for maintaining properties to agreed standards.

The Agency Partnerships Manager will be responsible for ensuring that Look Ahead operates efficiently and achieves full compliance in relation to our housing management agreements, leases and office licences. The post holder will also act as the main point of liaison for the different landlords (both social landlords and private rented sector) and also act as the main interface between the Landlord Services and New Business Teams in ensuring that new services coming over with housing management obligations are properly established and integrated into the service.

The Agency Partnerships Manager will monitor the financial performance of housing management agreements and will take a lead role in negotiating appropriate allowances with Landlords and ensuring the full costs of delivery, including dilapidations and handback arrangements are understood and factored into business planning/financial modelling.

Furthermore, the Agency Partnerships Manager will have a key role in ensuring that operational service understand their responsibilities and will ensure a structured approach to quality monitoring and that Look Ahead/ Landlords are fulfilling their obligations.

The right candidate for this role will have the ability to travel.

This role requires a valid Right to Work for the UK as Look Ahead are not a sponsoring organisation.

* Qualification in Housing Management
* Knowledge of commercial or Intermediate lettings
