Head of Project Delivery

Our client's vision is to build new affordable homes to help more people who cannot otherwise buy or rent on the open market.  The Development Directorate has a programme of between 400 and 500 homes a year with S106, land-led, package deals and joint venture projects. They are looking for a Head of Project Delivery who will be instrumental in helping them achieve this delivery and their wider vision.

It’s an exciting time to join them, on the back of a busy 2024 / 2025 where the Delivery Team managed the completion of over 520 homes. The new postholder will build on this success, motivating the Delivery Team to successfully manage current and future projects.

Reporting into the Assistant Director of Development Delivery, and playing a key part in the Development Leadership Team, this role currently directly manages a team of six, whilst working closely alongside colleagues throughout the Development Directorate and the wider business. 

About you

They are looking for someone who can inspire, develop and motivate the Delivery Team, whilst ensuring successful project, programme and contract management. You will need to demonstrate your ability to do this alongside a great record of delivering diverse development programmes and a knowledge of the social housing sector.

Working via a mixture of office, remote and homeworking, you will have excellent and effective communication skills, being able to positively influence all levels of the business and a diverse range of external contacts. . Some of your duties will include: 

• Being the first welcoming friendly face for people coming into the service

• Providing informal support to clients and be a listening ear

• Responding to incoming calls

• Managing clients and their visitors within the building and any associated safety issues. Dealing with any incidents that may arise and contact external services when necessary

• Monitoring the service and surrounding areas that are covered by CCTV

• Carrying out regular visual checks / fire checks on the interior and exterior of the buildings and car park

• Provide operational support to the day to day running of the community centre, including health and safety and customer support.
• You will provide a professional inclusive and customer focused service to the users of the community centre.
• Ensure centres are set up correctly in advance of bookings.
• Make sure the centre is clean and well-presented.
• Ensure hirers clear away at the end of a booking and leave the room ready for next user.
• Where relevant maintain schedules and records of building maintenance, reporting maintenance or repairs issues to the relevant team.
• Carry out health and safety checks and maintain appropriate records.
• Take responsibility for opening and closing the building when directed including evenings and weekends as required.
• Inspect community centres in accordance with procedures, maintain all associated registers and records and ensure all actions identified are rectified.

Our client

Morgan Hunt is currently working with a large Housing Association to recruit a Tenancy Services Officer / Housing Officer for a temporary period of approximately 3 months with the potential for extension. The patch will cover approximately 500 properties in the Cheshire West area (Ellesmere Port, Blacon, and Merseyside) with the expectation of being visible across the patch for at least 50% of the working week.

The role

As a Tenancy Services Officer / Housing Officer you will;

• Identify support needs and deliver person-centred actions, either directly or through partner agencies, along with information, advice and guidance.
• Be visible out in the community and be the first point of contact, getting to know our customers and tailoring service to their needs.
• Take ownership for customer queries through to a successful resolution and ensure lessons learnt are built into future service delivery.
• Use the pre-tenancy assessment process to identify and deliver any additional support, ensuring allocations are sustainable.
• Deliver targeted actions and interventions in partnership with external stakeholders to improve the sustainability of communities.
• Ensure empty properties are re-let in the most efficient and effective way by adopting an innovative and dynamic approach to marketing and allocating.
• Be responsive to incidences of Anti-Social Behaviour using a range of tools and techniques to prevent and tackle issues and adopting a multi-agency approach. To include preparing legal cases and taking them to court and providing support and protection for all parties involved.
• Plan and deliver effective resident engagement events and campaigns, taking time to listen and act on feedback.
• Record the outcomes and impact of engagement, promote to residents and use the results to improve satisfaction levels and make meaningful improvements.
• Promote the principles of safeguarding whilst having a comprehensive understanding of child protection and vulnerable adult issues.
• Complete regular inspections and manage all communal areas to ensure that health and safety regulations are complied with, including keeping areas free from hazards, and implementing the recommendations from Fire Risk Assessments.
• Support the delivery of robust income management recovery service, starting with new rent accounts at tenancy sign up.
