We currently have an exciting opportunity for a Head of Assets who will help us achieve that ambition.

In this role you will support the Director of Assets & Compliance to deliver our strategic objectives, including our statutory and regulatory obligations focusing on the safety of our clients, quality and value for money.

You will oversee Asset, Responsive Repairs and Portfolio teams providing motivational line management to Managers of these teams; supporting them in your key role to ensure the organisation makes sound investment and divestment decisions, implementing the asset management strategy and developing and implementing quality repairs, maintenance and voids standards.

In this role you will be required to work flexibly for at least 2 days per week from our Central Office in Tower Hill, London. This allows for in person collaboration, team building, line management and other relationship building opportunities. We support a flexible approach to work with opportunities for agile working for the rest of your week; from home, or other St Mungo’s London or regional locations. 

About you

We are looking for a dynamic, customer centred and systematic Head of Service with experience of successfully delivering strategic asset management and responsive repairs and voids services.

You will have extensive experience of working at a Head of Service/senior management level ideally gained in the housing sector and will have the ability to work with a range of customers, colleagues and external key stakeholders. You will have experience of leading a large functional diverse team, have a solution focused approach and an interest in collaborative team working.
Above all else you’ll be strong leader with a track record of delivering and a talent for driving innovation, quality and customer satisfaction.

This is an exciting opportunity for an experienced Repairs and Maintenance manager to join our estates department as we start the implementation of our 2023-2028 corporate strategy that seeks to double our current housing offer and improve the quality of our existing estate.

The Estates Repairs & Maintenance Manager will report directly to the Associate Director of Estates working alongside the Estate's Surveyor, Facilities Officer, Estates Administrator and external property consultancy partner who will provide technical support in terms of the production of tender and specifications, contract administration, property surveys, cost advice and feasibility studies.

How you will make a difference

The main purpose of the Estates Repairs & Maintenance Manager role is to manage and oversee effective property repairs, maintenance and improvement works across the property portfolio and ensure that it remains legally compliant. This includes properties where the responsibility for repairs and maintenance is that of the Charity and equally of other parties such as landlords and housing associations. The role will include managing existing external contractor relationships and housing association repairs and maintenance performance, as well as introducing new supplier contracts where required according to the wider needs of the charity. The role will also include managing major/complex projects on behalf of the charity and supporting other areas of the department ensuring properties remain compliant.

*Appointments will be at the minimum of the band.

Do you want to make a difference? An exciting opportunity has arisen in our client's Housing Department for someone with great people skills and in-depth housing knowledge to help lead the Housing teams in delivering proactive and customer focussed tenancy and neighbourhood services.

What’s the role?

As part of the Housing Department, you will use your leadership skills to help them deliver a high-quality service, including maximising our rental and service charge income, managing ASB, improving services and delivering a generic day-to-day housing management service to their customers.

The right candidate will need the ability to make decisions and deliver in a fast-paced and busy environment.

You’ll work effectively and proactively with colleagues to provide an excellent housing management service to their customers.

In this role you will need to:

• Ensure a high standard of customer service.
• Manage staff (both direct and indirect reporting)
• Deliver proactive, customer focussed housing management services, ensuring that they are continually improved to meet changing business requirements.
• Maximise our rent and service charge collection.
• Manage the housing budgets effectively.

What are they looking for?

You will be customer-focused, with the ability to interact empathetically with a wide variety of people. You’ll have an excellent grasp of Housing Law and a proven-track record of leading and managing successful teams. You will have a background in Housing Management and knowledge of budget management and partnership working would be an advantage.

The role will work across both businesses following their partnership agreement in January 2023. The Finance Director role would ideally start swiftly and will take on a largely strategic direction whilst still requiring operational input.

Executive Leadership

Chalk Farm Tenant Management Organisation (TMO) is looking for a competent leader with a passion for social housing to manage our housing organisation.

Located close to the historic Camden Market, the TMO provides housing services and community activities for residents of the estate. Sustainably funded by Camden Council long term, this is an ideal opportunity for a candidate with experience in management and a real interest in social housing, who values the autonomy of working in a small and close knit organisation.

As estate manager, your main duties will be to:

1. Give the TMO the strategy it needs to deliver an excellent housing service for residents.

2. Ensure that the TMO is adequately and responsibly resourced.

3. Ensure that the TMO complies with the Management Agreement signed with Camden Council, all applicable legislation, and current best practice.

4. Provide effective day-to-day leadership, management and supervision of staff.

5. Uphold a service culture which puts residents’ satisfaction at the heart of delivery. 

6. Ensure the effective delivery of the TMO’s housing management functions.

7. Work in partnership with the committee to deliver continuous improvement and good value across all TMO managed and contracted services.

This could be you if you have:

• 4 years+ experience of managing staff, and at least 2 years experience of reporting to a board;

• good knowledge of housing law or current issues relating to social housing;

• experience in procuring contracts and managing contractors;

• a proactive, can-do attitude, and an ability to motivate a team;

• excellent numerical and IT literacy, including a record of preparing and scrutinising budgets;

• Either a Level 4 Certificate in Housing, or an undergraduate degree (2:1 or above), and are prepared to enrol in the 1 year online Level 4 course by the Chartered Institute for Housing. 

The TMO is prepared to fund the Level 4 course, and to support a bright manager with a successful track record of delivery to transition into social housing.

Head of Property
Canterbury, Kent

The Head of Property is a crucial and pivotal role at the Diocese, as you will lead the strategic management of the Diocese’s assets, taking responsibility for maximising income and capital returns from assets, including property development on investment land and buildings.

Reporting to the Diocesan Secretary, you will oversee the management of the Diocese’s housing and the Glebe estate. You will ensure good quality clergy accommodation through strategic maintenance and planned enhancements, along with the sale, purchase and development of housing stock and glebe land as required.

Managing the Property Services Team, which oversees the management of all clergy and other housing within the Diocese, you will ensure maintenance and improvements are performed within agreed timeframes and budgets and provide an excellent and friendly service to clergy and their household. In addition, you will ensure maximised rental income from vacant housing and glebe land which is a key income stream for the Diocese.

As Head of Property, you will offer support to parishes and protect their interests by advising on decision making regarding their buildings, with a particular focus on enhancing utilisation and value, especially for church halls. You will also represent, protect and advance the interests of PCCs, Incumbents and Churchwardens, by partnering with them to provide high-level advice to parishes on the effective management of property matters, particularly in cases where the Diocese acts as custodian trustee on their behalf.

As a key member of the Diocesan Office and Senior Management Team (SMT), Diocesan Finance & Assets Committee, Diocesan Advisory Committee and Property Advisory Group, you will manage the property budget, taking part in budget reviews and budget setting in partnership with the Director of Finance and Finance & Assets Committee.

Professionally qualified with a relevant qualification and with significant demonstrable post qualification experience in a similar role, perhaps as a surveyor, you should have proven leadership experience with a focus on strategic property development and resource planning.

With experience of working in the property sector, ideally in asset management, residential property management and landlord and tenant relations, you should have a track record of driving maximum return from property and/or land assets, including experience of property disposals and purchases. Able to maximise  income, you should also be adept at planning, managing and reviewing substantial budgets and exercising strict financial controls in a property environment.

Sympathetic to the overall Christian mission of the Church of England, including the Diocese’s schools, church communities and buildings, you should be prepared and able to travel regularly throughout the Diocese.

Previous experience with Charities or Not-for-Profit organisations is desirable but not essential.

The Housing and Land assets of the Diocese of Canterbury comprises operational and investment properties, almost all of which consist of ministry housing stock and a small amount of Glebe Land. Assets include circa 170 parsonage houses, the majority of which are occupied by clergy, establishing a unique relationship between the Diocese and church leaders. A minority of the stock (around 50 properties) which are intended for ministry but not currently used, generate substantial rental income. Notably, recent years have seen the move to ensure that we have the right properties in the right places for ministry as well as exploring development opportunities on existing properties that are due to be reviewed, sold or replaced.
