About First Step Trust (FST)
FST was established in 1994 with the aim of providing access to work experience and salaried employment for people with severe and enduring mental health problems and other disadvantages. Over the years we have managed to adapt our service offer to meet the ongoing changes in funder requirements. We have achieved this by extending our offer to a wider group of long term unemployed people to include a range of practical work and office based work and good quality training courses.
Our approach is about giving workforce members the chance to overcome some of the difficulties facing them by getting them involved as colleagues. We provide ‘on the job’ training, advice and support to enable each person to improve their basic skills and knowledge of the various work undertaken. This will include supporting workforce members to gain recognised qualifications and access to work placements with our customers and other organisations.
In the run up to the pandemic we had 4 garages and Abbevilles. During the pandemic we lost 3 garages due to the loss of trade (Salford), the ending of a lease (Lambeth) and an agreed early termination of the lease in Bexley. We also lost funding for the Lambeth project March 2023 when our contract came to an end.
In addition to the pandemic, funders have increasingly been looking for projects that get people into work and then offer support to help them stay in employment. The Individual Placement and Support (IPS) is the preferred model for most funders.
Whilst IPS has it benefits it is not suitable for the group of people FST works with due to the levels of literacy / numeracy, low self-esteem, low self-confidence and other factors including low level or no formal marketable skills to offer employers. The majority of the FST workforce have been unemployed anywhere from 5 to 10 years or more; 44% have never worked. We also know that most find it difficult to engage with more traditional forms of learning e.g. college, when they first join us. Prior to joining FST 55% of workforce members had achieved Level 1/Foundation or below (41% have none).
In practice this means that IPS is not suitable for them as the type of work they are eligible for (shelf stacking, warehouse work etc.) does not pay enough to make the transition from welfare benefits viable. Furthermore there is a genuine concern about not being able to return to the same level of benefits if they are unable to stay in work.
The welfare benefit trap is well known and our response has been to focus on developing people’s marketable skills across a range of practical and office / finance work.
In practice it can take 2 to 3 years or more to help people overcome the issues they face in learning new skills and overcoming the psychosocial issues alongside the fear of losing welfare benefits. The results of this approach, however, are impressive with a core group of people moving (sustainably) on to salaried employment with FST or externally.
In more recent years we have shifted our focus to developing new ways of learning and accreditation using technology including Virtual Reality (VR) QR codes and other assistive technologies (SMaRT Pathways). These programmes are aimed at helping the FST workforce gain the skills they need to access well paid employment in sectors where there are severe skills shortages e.g. the automotive trades, construction and catering.
In addition to SMaRT Pathways there is FST’s SMaRT garage services. Our social enterprise based in Woolwich which provides MOT testing, vehicle repair and servicing to both private and commercial customers. It also provides learning opportunities and work placements for workforce complementing SMaRT Pathways training. The garage also offers opportunities to gain work skills in reception, customer service, parts ordering and other relative administration tasks.
FST’s main office, also based in Woolwich, offers work skill opportunities in finance, marketing, training and general administration in addition to delivering short course training programmes.
We also run 3 work projects in secure units in the North West offering work experience in catering, car valeting and delivering training courses.
About the role
The General Manager will play a pivotal role in overseeing all aspects of FST’s operations, including service delivery, human resources, outcomes governance and compliance, finance, and administrative functions.
Working closely with the CEO, you will be responsible for ensuring the smooth and efficient functioning of our day-to-day operations across the organisation, while contributing to the strategic planning and growth of the organisation.
Working closely with the CEO you will lead the day-to-day internal operations and business activities to ensure the smooth running of FST. You will act as a strong team leader, who motivates and inspires a small team, fostering and supporting the CEO to champion a positive organisational culture.
Who are we looking for?
We are looking for someone with sound experience in a range of management roles including direct line management and senior management. FST is poised to grow and as we develop our capacity it is likely things will change and develop organically. As such the General Manager will need to be flexible in their approach to overseeing this part of our growth.
Whilst you don’t have to be an HR professional/expert or be qualified, we are looking for someone who has experience of managing staff in a supportive environment. This means that you will have some understanding of managing staff within an HR framework, finance and budgeting, team dynamics and the FST philosophy
We need someone who can demonstrate the ability to oversee the successful delivery of our services, both via funding contracts and our trading activities. You will also be involved in sourcing new business and the expansion of our existing customer base.
You will come with flexibility and adaptability to navigate the unique challenges and opportunities faced by a small organisation. Whilst this is a strategic role there will be times when the situation demands direct action. This is particularly relevant when developing and supporting the people who use our services (workforce) to develop their skills, confidence and work ethic.
You will be a strong, hands on line manager with the experience to make things happen, along with the ability to think strategically with a track record of taking a project from inception to conclusion.
Main duties and responsibilities:
- Oversight and management of day to day operations of all FST activities including staff management and support, budgetary management, health and safety, training and development of the workforce.
- Under the direction of the CEO, implement FST strategies, plans and processes.
- Manage and monitor finances, analysing income and expenditure against project budgets and produce reports as required.

We are looking to recruit a law graduate (1-3 years post-graduation) with experience in environmental law, economic justice and/or international development to join our small but dynamic team. Depending on experience, the role will support our programmes challenging economic injustice caused by environmental damage, biodiversity loss, deforestation, illegal resource trafficking, climate change and conflicts over natural resources; promoting transparency and accountability in public and private institutions to encourage responsibility and minimise the impacts of corruption; and promoting fairer and more effective economic and fiscal policy tools to help states meet development goals and enhance the rule of law. MAIN PURPOSE OF THE JOB:
As a key member of the leadership team, the Head of Operations (HOO) plays a vital role in the development and delivery of Cockpit’s strategic plan, working closely with the Chief Executive. The HOO will ensure operational excellence, site optimisation in Bloomsbury and Deptford and lead on property strategy. The role encompasses oversight of the maker community, management of IT systems, leading on HR and responsibility for health and safety compliance.
This role would suit an entrepreneurial self-starter with demonstrable experience in property and building management, project management, budget and fiscal control, HR and team management. Knowledge of planning, business and charity financing, leasehold and landlord-tenant legislation is desirable. The role requires strong negotiation skills and the ability to exert influence and maintain critical relationships. It requires a keen focus on delivery and detail as well as the ability to retain big picture perspectives. Exemplary communication skills and the ability to manage multiple priorities are essential.
MAIN DUTIES:
1 PROPERTY AND BUILDING MANAGEMENT
Cockpit has two sites in Deptford and Bloomsbury. At each site, a Studio Manager has responsibility for the day-to-day running of the sites and liaison with makers. The Studio Managers will report to the HOO who will coordinate, plan and/or oversee all the practical management of the buildings including repairs and maintenance; alterations and refurbishments; space allocations and use of space; health and safety; tenant/maker welfare/support etc.
The HOO will manage the Studio complexes to ensure they meet the requirements of the charity and resident makers while ensuring commercial optimisation.
The HOO will ensure efficient use of space and consider charitable and commercial objectives when setting prices and rates to ensure a balanced outcome. The HOO is responsible for ensuring compliance on all aspects of Health and Safety, insurance and risk assessment.
The HOO is responsible for project managing all future real estate projects from inception to completion. They will ensure that sufficient resources, budgets and expertise are in place for such projects. The HOO will sit on Cockpit’s Property Committee.
2 LEASES, INSURANCE, LEGAL, RATES AND LA
With oversight from the CEO and Board, and relevant legal advice, the HOO will manage leasehold negotiations with Cockpit’s landlord, Camden Council. The HOO will report on such matters to the Property committee of the Board.
Working with the CEO, the HOO will manage licences issued to studio holders developing pricing structures and documentation that reflect Cockpits charitable aims and commercial objectives.
Working with the CEO, the HOO will set hire rates, rentals and other pricing related to Cockpits spaces and services in line with Cockpit’s charitable aims and commercial objectives. They will be responsible for issuing associated contracts and licences.
The HOO will oversee all insurance requirements and ensure that terms required are met. The HOO will oversee legal compliance issues in collaboration with the CEO and as directed.
The HOO will maintain good relationships with Local Authorities and be responsible for monitoring and overseeing all rates or other levies in relation to the buildings or the charity itself.
3 COMMERCIAL EVOLUTION AND PROJECTS
The HOO will take an active leadership role in developing and delivering commercial opportunities for the charity in line with its charitable objectives and the strategic plan. The HOO will lead on the strategy for development of space and venue hire, tours, better utilisation of space, and AV studio hire. The HOO will evaluate commercial opportunities/risks and will manage the delivery and ultimate running of such spaces.
The HOO will also oversee the successful delivery and oversight of the cafe operator in Deptford.
4 LIVE EVENTS
The HOO will actively contribute to the creative development of Cockpit events, including but not limited to Open Studios. They will be responsible for the operational planning and timely delivery of the events including budget management. The Event Manager and Events Coordinator will report into the HOO on all relevant events.
The HOO will be responsible for ensuring there is clear post event reporting from all departments, and that this is tracked year on year to ensure it informs future strategy, budgets and investment.
5 YOUTH AND COMMUNITY
Working with the CEO, HOO is responsible for overseeing Cockpit’s Youth and Community activities. They will be responsible for the recruitment and management of the producer, as well as overseeing budgets. The HOO will oversee the programming of any Youth & Community activities across the year and ensure these are aligned to the charities objectives and are properly funded. They will work closely with the Head of Development and Youth and Community Producer to ensure Cockpit targets the correct funding bids and works with the correct partners to deliver impactful programmes in a cost-effective manner.
6 IT and DATA MANAGEMENT
The HOO is responsible for managing Cockpit’s external IT consultant to ensure that all hardware and software bought and used by the charity is up-to-date, efficient, cost effective, secure and suitable for the charity’s activities.
The HOO is responsible for overseeing all software and digital upgrades including but not limited to the charity’s CRM, cloud-based services and future automation.
7 DATA AND GDPR
The HOO will play a central role in the planning and correct implementation of any data programme for Cockpit. This will be in close collaboration with the Head of Marketing and Digital and the CEO.
The HOO is responsible for GDPR for Cockpit and will take on responsibility for compliance and other copyright or legal practices in relation to safe data management, firewall implementation, working closely with the Head of Marketing and Digital on these matters.
8 COMPLIANCE, RISK REGISTER, HANDBOOKS, HR
The HOO has line management responsibility for the Deptford and Bloomsbury Studio Managers, Events and Venue Coordinator, Event Manager, Youth and Community Producer and overall responsibility for Cockpit’s HR function.
The HOO will take responsibility for ensuring compliant staff practices in relation to up-to-date staff contracts, health and safety, maternity and all other relevant HR matters. In association with the CEO and Financial Controller, the HOO will manage and record annual leave.
The HOO will work with the Studio Managers to ensure good Maker welfare and be responsible for policies that result in positive outcomes in relation to the Cockpit community.
The HOO will liaise with the CEO and advise on risks in the HR area and will sit on the People Committee of Cockpit.
The HOO will evaluate when HR risk requires external advice and will agree any necessary actions with CEO.
The HOO will be responsible for the Staff Handbook, The Trustee Handbook, Maker Welcome Pack/Handbooks and all relevant compliance materials for updating and circulation, including all company policies.
Working with the CEO, the HOO will manage the Risk Register and update the Board in a timely manner on any pertinent and impending changes to that with the potential to impact the charity. The HOO will be a member of the Finance, Audit and Risk Committee (FARCo) of Cockpit.
The HOO will take on responsibility for recruitment practices and onboarding activities for new employees, contractors and trustees.
The HOO will oversee the performance review process, coordinate staff training and be responsible for the training budget.
9 DIVERSITY AND INCLUSION
In conjunction with the CEO, the HOO will oversee and implement policies that foster and reflect the charity’s commitment to diversity and inclusion. This may include managing new and existing initiatives, updating policies and undertaking formal reviews. The HOO will champion Cockpit’s diversity objectives at the Board’s People Committee (PeCo).
10 COMMITTEES AND BOARD
The HOO will provide a support role to the CEO on preparation of Board papers and reports. The HOO will coordinate committee meeting dates and circulate them to the members appropriately, with administrative support. The HOO will oversee the minutes for all meetings, working with an external minute taker. The HOO may maintain activity lists and will work with the CEO and the Board of Trustees to ensure exceptional Governance.

POSITION SUMMARY
Business Launchpad wishes to hire a highly organised, process-driven individual to oversee operations for its Tooting Works business centre.
As a key member of the Tooting Works team, the Operations Manager oversees the renting of our office units, tenant relations, and building maintenance and management, among other things. The post holder ensures the centre is run to a high standard, including excellent customer service, compliance with all current building and health and safety legislation, a high occupancy level and operation within budget.
The Operations Manager line manages four team members, making up the lettings team and the maintenance team, and works closely with other teams, including marketing, finance and the delivery team for the Business Launchpad charity.

ROLE & RESPONSIBILITIES
Centre Operations Management
- Oversee the day-to-day operations of the business centre, ensuring all facilities are well-maintained and running smoothly, and that the lettings process is compliant and well-managed.
- Implement and monitor operational policies and procedures to improve efficiency and service quality, including opportunities to digitise procedures and services.
- Manage building improvement and repair projects in collaboration with the maintenance team and the operations director.
- Ensure compliance with health and safety regulations and manage risk assessments.
- Identify, anticipate and address problems and opportunities for the business centre in collaboration with senior management.
Customer Service
- Act as a point of contact for tenants, addressing any issues or concerns promptly and professionally.
- Foster strong relationships with tenants, ensuring high levels of customer satisfaction and retention.
- Collaborate with the marketing team to develop and implement strategies to attract new tenants and retain existing tenants with the goal of maintaining high occupancy levels.
Financial Management
- Manage the operational budget, ensuring cost-effective management of resources and that projects are delivered within budget.
- Negotiate contracts with suppliers and service providers to secure cost-effective deals.
- Ensure tenant arrears are regularly monitored and managed.
Line Management
- Lead, mentor, and manage the lettings and maintenance teams, ensuring high performance and productivity.
- Conduct regular team meetings, performance reviews, and provide ongoing training and development opportunities.
- Handle recruitment, onboarding, and offboarding of staff members as needed.
Essential Skills / Experience
- Bachelor’s degree or higher.

VOICES are excited to be seeking our first full time fundraiser to support our growth and development. We are looking for an individual who has relevant sector experience, a good knowledge and understanding of fundraising and a commitment to working in a trauma informed way. KEY RESPONSIBILITIES
- Develop, oversee and actively lead the implementation of a fundraising strategy which exploits a wide range of fundraising opportunities, maintains diverse and sustainable income streams, and builds the organisation’s voluntary income capacity to meet its aims and objectives.

- Help to grow the name of VOICES, through use of relationships, partnerships, marketing and communications.
- Work closely with the Centre Administrator to agree a planned approach to social media.
- Working with the VOICES team, consider the role of volunteers in VOICES – taking management responsibility for any fundraising volunteers.
- In line with our trauma-informed ethos, adopt a trauma-informed approach.
- Work with clients, including the Lived Experience Group, to hear their ideas for fundraising and enable their participation in events / volunteer opportunities where appropriate.

The Head of Counselling has overall responsibility for the smooth running of the clinical services, the recruitment of suitable counsellors, supervisors, and Strides HCC team to ensure the maintenance of high standards of service delivery.

The main purpose of the role is to provide effective management and leadership of Strides HCC.
