The Role

This is an exciting time to join the Estates team as you will be involved in improving processes and systems during a period of change.

As an Estates Manager, you will deliver an effective estate management function across the expansive and diverse Royal Parks Estate.

Your responsibilities will span the management of property-related matters, including non-residential assets and the negotiation of property contracts, ensuring that we maximise value from our property portfolio.

A central part of your role will be the negotiation and management of leases, occupation licences, rent and licence fee reviews, as well as ensuring compliance and monitoring of existing agreements. You will also manage utility access across the estate, ensuring that we receive the best value while co-ordinating with Park Managers to minimise disruption during major events or ceremonies.

Additionally, you will:

• Oversee the property management database together with other Estate Managers
• Lead on commercial property matters within the parks with the assistance of the wider team
• Provide financial support through budgeting and forecasting
• Contribute to the Estates business plan, licensing policies and risk management
• Assist with projects

About You

To be considered as an Estates Manager, you will need:

• General practice asset and/or estate management experience
• Experience working for an estate of similar size and complexity to the Royal Parks
• Experience using property management databases
• The ability to read drawings/maps (notably plans, sections and elevations)
• Excellent report writing, mathematical and analytical skills
• A degree level education or equivalent through relevant training or experience

We are searching for a new Premises Manager on behalf of our client, a Charity based in Southeast London. The Charity specialises in the provision of almshouse accommodation, offering high quality independent living for people of limited financial means. 

The position reports to the Scheme Manager, Chief Executive and Board of Trustees.

Areas of responsibility for the Premises Manager will include:

·Regular inspections of the premises to identify and address maintenance or security issues.

This is a key role within a regional delivery team, responsible for managing large scale planned maintenance and refurbishment programmes across a diverse housing portfolio.

Main Duties

 Buildings and Facilities Management

• Manage the day-to-day operation of the Passage’s buildings ensuring they are safe, secure, accessible and fit for the services provided to our clients. 
• Oversee the Facilities Management team to ensure the fabric and systems of all the charity’s buildings are maintained in line with statutory and regulatory standards. 
• Work with the Facilities Management team to (i) oversee planned preventative maintenance and improvements to all of The Passage’s sites (ii) oversee and support the team to provide a quick, reliable response to maintenance and repair requests. 

Health and Safety 

• Act as the lead and Responsible Person for Health & Safety (H&S) across the organisation including risk assessments, accurate and timely recording of health and safety issues, carrying out audits and investigations as necessary.
• Respond to any reported H&S risks, prioritising any reported risks with a significant potential for harm. 
• Ensure The Passage is compliant with all relevant H&S statutory, regulatory and legislative requirements, including but not limited to: Fire safety; Gas, Electrical and Water safety; Asbestos management; RSH regulations.

Relationship Management (Contractors and Suppliers) 

•  Ensure relationships with key services suppliers are well managed by the Facilities Management team. Work with the team to monitor the quality and timing of external contractors’ work and to address any shortcomings promptly. 
• Ensure that all contracts for ongoing work and for one-off pieces of work are awarded in full accordance with The Passage’s procurement policy, ensuring best value for money and high-quality delivery. Together with the Facilities Management team, ensure contractors conduct themselves professionally and respectfully whilst attending any of the Passage’s locations and to ensure they follow our safeguarding policy at all times.

Teamwork and Line Management 

• Line manage the Facilities Management Co-ordinator with an emphasis on supportive communication, skills development and progress towards personal objectives, including his line management of other members of the team.
• Develop positive relationships with all other teams at The Passage’s multiple sites and promote practices to reduce the need for repairs and replacements. 

Financial 

• Develop and manage the Facilities Management budget, including capital spend, monitoring spending against budget and explaining variances. 
• Support business planning through accurate forecasting and long-term planning of major financial spending.
• Ensure value for money and effective financial control across all areas of responsibility. 

General Responsibilities 

• Working with your Line Manager, develop your role to keep pace with The Passage’s plans and ambitions; participate in regular supervision and annual appraisal and to lead in identifying your own development and training needs. 
• Represent The Passage in a professional manner at all times, carrying out your role to a high standard, and to always work in accordance with the aims, values and ethos of The Passage.
• Make sure The Passage’s policies are followed within Buildings & Facilities Management, particularly those for Safeguarding, Health and Safety, Data Protection and Equality and Diversity. 
• To participate in meetings, training and other events as required. 
• Undertake any other duties that may be required which are commensurate with the role. 

Desired Experience

• E1 Proven experience in leading a Buildings and Facilities Management function, including effective management of external contractors.

As Landlord Liaison Coach, you will join our team in Birmingham at an exciting time, delivering an outstanding property procurement service across the private and social rented sector. It’s a role requiring commercial acumen and creativity as you partner with both social and private landlords to source accommodation for our members. You will work collaboratively with partners and staff across the organisation to ensure tenants receive the support they need to sustain their homes and landlord relationships are nurtured. The Architectural Support Officer plays a central role in this work. You will support the day-to-day operation of the Trust’s consent process, helping applicants and their advisers with applications, maintaining accurate records, and ensuring decisions are communicated clearly, professionally and with authority.

This is a varied role combining administration, public-facing work and exposure to architecture and conservation. It would suit someone with an interest in the built environment and heritage who enjoys detailed work and engaging with the public.

The role supports a high volume of applications across the Suburb and is central to the Trust’s day-to-day operation.

MAIN RESPONSIBILITIES

Architectural and technical support

• Support the architectural team in reviewing applications, including preparing summaries and assisting with research and policy.
• Maintain a strong working understanding of the Trust’s Design Guidance and relevant policies.
• Assist applicants in understanding how proposals align with the Trust’s requirements while being clear about the Trust’s role and the limits of advice that can be provided.
• Attend occasional site visits with colleagues to view properties and proposals.
• There will be opportunities to contribute to talks and events, depending on interests and experience.

Application and consent process

• Manage the administration of applications for Trust consent, ensuring they are registered, validated and processed efficiently.
• Act as a first point of contact for applicants and their advisers, providing clear guidance on process and requirements.
• Calculate and process application fees; raise invoices and maintain accurate financial records.
• Notify neighbours and manage consultation processes in line with Trust procedures.
• Prepare and issue decision letters and consent documentation.
• Track applications through each stage of the process, ensuring deadlines and actions are monitored and progressed.

Committee and governance support

• Prepare and circulate papers for Plans Committee and Trust Council.
• Take clear and accurate minutes and support follow-up actions.
• Assist in the preparation of reports and recommendations.

Records and systems

• Maintain accurate and up-to-date records of applications, decisions and property information.
• Support ongoing improvements to record-keeping, processes and digital systems.
• Ensure documentation is well organised, accessible and compliant with Trust requirements.

Team and office contribution

• Respond to general enquiries from residents by phone, email and in person.
• Work collaboratively with colleagues to support the smooth running of the Trust office.
• Undertake any other duties relevant to the role as required.

We are seeking a Building Safety Manager to lead on compliance and resident safety across a portfolio of homes within a major housing organisation.

About the role

This is a high profile position within a growing building safety function, focused on protecting residents and ensuring homes are safe, compliant and well managed. You will take ownership of a portfolio of buildings and play a key role in delivering the requirements of the Building Safety Act.

About the Role
This is a key role within a dedicated Fire Safety team, providing specialist fire safety management and risk assessment across a diverse residential portfolio.

You will be responsible for delivering a programme of Fire Risk Assessments, ensuring all properties remain safe, compliant and well managed.

Key responsibilities include:

• Carrying out suitable and sufficient Fire Risk Assessments in line with legislation and British Standards
• Undertaking site inspections across residential properties
• Producing clear, detailed FRA reports with risk ratings and recommended actions

About You
