THE ROLE: Building Surveyor - Full-time (37 hours per week) / Permanent / Based on site, working Monday to Thursday, 9am - 5pm and Friday 9am - 4.30pm.

YMCA DownsLink Group is looking for a Building Surveyor to join the Asset Management team. This is a new role in our structure, playing a key part in delivering capital investment programme in line with the business plan – whilst working closely with other members of the team to ensure we maintain compliance and maintenance. This is a great opportunity for a dynamic individual to make this role their own.

As part of the Asset Management team restructure, we have identified a need for a Building Surveyor to assist the Head of Asset Management to deliver Capital Investment programme. By bringing these skills in house, it is hoped to create a more dynamic role with the benefit of ability to oversee upcoming works and provide additional resources to areas we need additional expertise such as dilapidations, disrepair, HHSRS and damp and mould.

You will be involved in the specification writing process (unless specialist consultancy is required) and lead the procurement to ensure we are OJEU compliant in our appointment of the appropriate contractor. You will lead on the delivery of capital investment programme, ensuring planned works are appropriately procured to ensure value for money and adequately experienced/qualified contractors deliver works. You will also undertake and maintain stock condition surveys, undertake building surveys to complete dilapidations, complex repair scoping of works (and specification writing – where appropriate), disrepair, damp and mould inspections (more complex cases) and provision of technical expertise in absence of Head of Asset Management. In addition, you will support colleagues across the business to empower them to confidently make low level decisions themselves.

We are looking for someone with ability to bring others on the journey to improve ways of working and sharing ideas to develop a team. You will be qualified with BSc in Building Surveying, or similar, along with Chartered or working toward chartered membership with CIOB or RICS, with a willingness to work toward CIH qualifications as appropriate.

You will already have 5 years’ experience managing construction projects, excellent building pathology knowledge – with ability to identify and resolve complex building defects, along with experienced in:

- writing specifications from day-to-day repairs to planned investment programmes
- Contractor Management in line with JCT Contracts
- writing dilapidation reports
- undertaking Stock Condition Surveys

Our client Peter Bedford Housing Association (PBHA) is a housing association with charitable aims that create positive change in people’s lives. The role:

The Housing Coordinator (Supported Housing) leads PBHA’s Housing Team to provide a quality housing management service to tenants with additional tenancy sustainment needs. They will provide day to day supervision to other members of the Housing Team. The post holder will work from local offices, with access to PBHA’s main office in Haggerston where appropriate, however some of the work will be in tenants’ homes in the community. The post holder will be issued the IT equipment necessary to facilitate mobile working.

Aims of the post

The Housing team provide work with vulnerable tenants, helping them to sustain their tenancy and participate in their community. The Housing Coordinator (Supported Housing) carries a small caseload, whilst managing a team of Housing Officers.

Specific Responsibilities

Staff Resources

• Supervising staff and volunteers in line with PBHA policies and procedures.

• Completing annual appraisals, sickness absence reviews and performance management.

• Representing PBHA at internal and external meetings as agreed with the Housing Services Manager.

• Ensuring quality service delivery via staff supervision and auditing.

Tenancy Sustainment

• To be responsible for working with a small caseload of tenants within a locality.

• Identifying individual tenancy needs through assessment and an identified Housing Plan which details risks, needs and move on plans.

• Regular contact with tenants as per plan.

• Provide a weekly housing management drop in at PBHA’s hubs.

• Ensure that tenants apply for benefits where eligible, and signpost tenants to information on how to maximise income.

• Record and monitor any breaches of tenancy agreement and work proactively and within procedures to resolve them.

• Liaise with the ASB lead, Income Officer, the Finance and Enterprises and Training departments to provide effective prevention and management of rent arrears, escalating where necessary in accordance with policy and procedure.

• Liaise with colleagues to ensure void targets are met and properties are let within agreed timescales.

• Arrange viewings and carry out sign ups of occupancy agreements and assist in the moving in/out process.

• Ensure tenants understand their rights and responsibilities in their occupancy agreements.

• Deal with complaints, nuisance and tenancy disputes as they arise.

• Work with tenants to promote self-help and mediation approaches to dispute resolution and address and escalate in line with procedure.

• Carry out regular building inspections, helping tenants to report repairs.

• Take pride in PBHA’s property and assets and encourage tenants to do so.

• Enforce the conditions of tenancy that enable PBHA to undertake urgent works such as gas servicing.

• Carry out H&S and fire checks and assessment, liaising closely with others to ensure that follow up actions are completed.

• Report safeguarding concerns as appropriate.

Team Responsibilities

• Be part of the Operational Leadership Team

• Providing a drop-in service at the Hub

• Responsibility for authorising expenditure

• Involvement in the selection and induction of new workers and volunteers.

• Taking part in planning the team’s work and the annual plan

• Ensuring that proper records are kept, and information is passed to other team members as necessary.

• Ensure that PBHA’s systems are accurately updated specifically in relation to contact with tenants and service users.

Customer focused services

• Lead your team in promoting participation and co-production opportunities so that tenants/participants have maximum influence over the development of PBHA.

• Participate in a rota to provide cover for emergency situations outside of regular working hours. The Rota is additional to the 37.5-hour work week.

• Adhere to lone-working procedures.

• To positively respond to, promote and signpost tenants and participants to report complaints in line with PBHA’s practice.

• To have a collaborative and co-operative approach towards resolving complaints, working with colleagues across teams and departments.

• To take collective responsibility for any shortfalls identified through complaints rather than blaming others.

• To act within the Professional Standards for engaging with complaints as set by the Chartered Institute of Housing.

General Responsibilities

• Participate in key meetings.

• Contribute to policy development, income generation, strategic and annual planning, corporate and cross-team activities, external partnerships and promotional activities as required.

Access Information 

The post is based at our Hubs. The Kingsland Hub site has one level and is accessible to wheelchair users. Clissold and Isledon Hubs have step-only access. The role involves travel within Hackney and Islington and working in tenants’ homes.

Main Conditions of Service

This is a full-time position. The post is for 37.5 hours per week, 5 days per week, Monday – Friday, 7.5 hours per day. Duties will occasionally be carried out over evenings and some public holidays.

Overtime is not paid but in line with Agile working, hours can be averaged out over a 2-week period.

Annual leave entitlement is 26 days per year plus normal bank holidays pro rata (inclusive of bank holidays). This will rise after each completed year of service to a maximum of 30 days.

Salaries are revised each year. The starting salary for this post is £35,692 (SCP 18 – 22). We will usually appoint at the start of the scale.

The post holder will be auto enrolled to be a member of the organisation's contributory pension scheme if eligible.

In common with all posts at PBHA, confirmation of appointment is subject to a probationary period (6 months).

Post Title: Social Switch Training Coordinator

Location: The post will be based primarily at Redthread’s head office in Brixton with some days at Catch 22’s central office and working from home . However, all Redthread team members must have a flexible approach to working on other sites across London when needed. Key Responsibilities of this role

Your primary responsibilities will include:

• To work as part of a multi-disciplinary team providing personalised support and group based activities to people accessing our Day Opportunities service in Wandsworth.
• To apply a collegiate approach to deliver strengths based support that maximises independence, knowledge and confidence of those using our services.
• To provide a key point of reference for information and support to those using the services and professionals and carers dependent on it.
• To work from one of our day centres based in Tooting or Southfields and to key work specified individuals and act as a primary contact for the families, carers and other key professionals

As the Big Local programme enters its final stage, PSBL are seeking a driven and passionate community development officer to join our team and help realise the vision of the Plaistow South Big Local partnership and establish its legacy.

You will usually be based at our new office at Memorial Community Church, Barking Road, E13. You will work alongside the team, providing support across a diverse range of projects. There won’t be many typical days, but your role will include delivering community events and outreach to help residents find their voice, take ownership and reach their potential, alongside general administration task and content creation for our social media platforms and promotional materials.  

This is an excellent opportunity for a highly organised individual with experience of working with communities in either a paid or voluntary capacity. You will be proactive and passionate, using your strong communication skills to engage and build rapport with local people, with experience creating supporting them to come up with great ideas for new initiatives that boost opportunities and improve social cohesion. An ability to work independently is key, with experience of managing multiple and varied priorities.

You will also have good digital skills, using your experience of creating online communications for community projects to be the team’s digital lead. As well as being confident supporting administration tasks including data management and impact reporting.

Would you like to be part of supporting and developing innovative support services for people who hear voices, see visions, have other sensory experiences, altered states or unshared beliefs? We are looking for someone with knowledge of peer support and a range of perspectives on mental health to join our Hearing Voices Projects team.

As an organisation that leads on integrating the hearing voices movement ethos into our services, we have an exciting opportunity for someone to join us in continuing our work.

Among other tasks, you will be required to:

• Work with partner organisations to establish hearing voices peer support groups, in addition to facilitating groups.
• Deliver training sessions and workshops on the hearing voices approach and related topics.
• Offer support to a range of people who hear voices (young people and their families, those in prison, forensic units or Immigration Removal Centres) in a variety of ways (email, zoom, phone, face to face).

You will also be expected to contribute towards the general development of the projects and support relevant data monitoring. Furthermore, it is key that you are able to embody and maintain the charity`s vision and values.

The Welfare Adviser will provide high quality specialist welfare benefits and housing advice, information and guidance to our service users, referring them internally and externally for additional advocacy and support as required, following organisational policies and procedures, and ensuring fulfilment of regulatory compliance with our Advice Quality Standard (AQS) accreditation, meeting the standards of quality in the delivery of advice services as required. The post-holder will work closely and collaboratively with other advisers, staff team members, interns, trainees, and volunteers as relevant, providing face-to-face advice, by telephone or other digital media.

Main accountabilities​

1. To provide LAH service users with high quality free specialist welfare benefits advice and guidance on income maximisation, that is accurate, effective, and tailored to their particular needs and circumstances.
2. Manage an adequate caseload of enquiries from LAH service users in a condition of extreme financial need, including those who are homeless  (or on the brink of homelessness).
3. To contribute to the development of LAH Advice Programme, which aims to provide frontline, one-to-one advice and casework in key areas of need for the community, including welfare entitlements, housing, employment and immigration.

Following 5 successful years (2018-2023) of running Positive Pathways in Yorkshire and Middlesbrough, Church Urban Fund have partnered with Doncaster City Complex Lives Team – an alliance of  agencies working to deliver a highly integrated approach to support people who have become locked in a cycle of homelessness, rough sleeping, addiction, offending behaviour, poor physical and mental health - to continue our work to support people that have experienced Homelessness in the local area.

In this role, you'll provide vital housing support for those exiting homelessness, ensuring they maintain their tenancies. Collaborating closely with colleagues and services, you'll offer tailored assistance to help clients secure and sustain their tenancies. Responsibilities include facilitating engagement with services, maintaining support plans, and addressing barriers to progress. You will also contribute to exit plans and engage with clients on personal growth and community integration.

Our ideal candidate is someone who can:

1. Manage a case load of clients with varying levels of complexity.
2. Have the resilience to deal with complex and challenging situations whilst keeping a level head.
