ABOUT THE ROLE

We are hiring an Area Manager to provide management and oversight for services which span across the Royal Borough of Kensington and Chelsea (RBKC). Our services provide 154 units of accommodation to people experiencing homelessness and have complex needs. The services are 24 hour supported accommodation sites. You will have the overall responsibility to deliver the highest standards of service quality, performance and improvements across your services through excellent leadership and embodiment of our SIG values.

As the Area Manager, you will lead the team to deliver exemplar Trauma Informed support to our residents and participants. The current team you will directly manage:

• Deputy Manager x 3
• Activities Coordinator x 1
• Resettlement Manager x 1

Rota: Monday to Friday 9am to 5pm, flexibility required to meet service needs, based across all RBKC services under your area

The in-service leadership team support a team of frontline Support Mentors and Peer Support mentors to deliver dynamic and flexible person centred support aimed at empowering our residents to make and sustain positive change.

OVERVIEW OF KEY RESPONSIBILITIES

Line Management and Leadership

• Provide high quality support, leadership and line management to staff, offer guidance, support, and advice to the team and support them to perform to the best of their abilities.
• Provide leadership and management throughout the full employee lifecycle.
• Hold regular one to ones and team meetings to support effective teamwork and communication. Facilitate a culture where constructive challenge is welcomed.
• Proactively embed a culture of learning, development, reflection, and evaluation in a psychologically informed environment.

Service Delivery

• Manage the overall day-to-day operational delivery of your service, working directly with your team, colleagues, residents and participants, as well as other stakeholders to provide a high-quality, holistic service which meets the needs of our residents.
• Ensure service responsibilities and requirements are carried out effectively. This includes but is not limited to; welfare checks, risk assessments, support sessions, safeguarding checks, training and development, and other responsibilities required for effective service delivery.
• Support the team to carry out their day to day duties and responsibilities, offer guidance and support as necessary. 
• Work proactively to ensure the service and team meet and exceed Key Performance Indicators, and work in line with professional codes of conduct.
• Empower residents and participants to make decisions to take control over their lives, by creating an enabling environment.
• Be part of the operational on-call Rota for providing out-of-hours support across the operations directorate.

Risk Management

• Follow relevant risk assessment and management procedures, share relevant information with others as necessary.
• Ensure all case recording and information is accurately recorded in a timely manner, ensuring confidentiality and GDPR.
• Champion, and act as a point of reference for safeguarding concerns within the service(s). Ensure all staff attend relevant safeguarding and training and use knowledge to coach and advise the team.

Property and Housing Management

• Ensure the accommodation in which residents live is clean and maintained to a high standard
• Ensure all repairs and maintenance issues are correctly reported and managed through to completion.
• Ensure a provision of high quality housing management service is provided to residents. 

Financial Management

• Manage the service budget and review monthly management accounts: Set budgets and ensure resources are maximised.
• Promote effective cost control mechanisms and other financial activities.
• Maintain financial management within the service.

Other

• Some of what else is included: Contract management and Internal auditing, admin, and general other duties as required. 

Other responsibilities than those described above may be required to be undertaken from time to time and will be expected to be performed to as long as it is within the capability and level of the position. Please refer to the JDPS attached for more information.

KEY CRITERIA

What we are looking for:

• Understanding and/or experience of working with people of complex backgrounds, ex-offenders, mental health, substance misuse, challenging behaviours
• Experience of working with and engaging with diverse groups of people from varying backgrounds
• Previous experience in people management and development
• IT Proficiency, including Microsoft Office, and the ability to navigate and learn new case management systems and other types of organisational software.
• Ability to promote the service and provide outreach-based provision, with an ability to liaise and work effectively in partnership with stakeholders
• Understanding of Housing Management, including voids and evictions

• Understanding, knowledge, and/or practical application of key legislation – Equity, Diversity, and Inclusion, Mental Health, Criminal Justice, Social Care, and Housing, and Health, Safety and Environment

In the role of Asset Investment Manager, you will support the improvement of data management systems and processes, provide accurate data and analysis reports, and prepare budgets ensuring statutory and regulatory requirements are met. This role also offers the opportunity to play a key role in developing and implementing parts of our Asset Management Strategy, overseeing development and ongoing maintenance of:

• Planned maintenance programmes, including reporting on performance management.
• Stock condition surveys which inform our approach to asset management and evidence compliance.
• Programmes of work to deliver St Mungo’s Environmental Sustainability Strategy.

In this role you will be required to work flexibly for at least 2 days per week from our Central Office in Tower Hill, London. This allows for in person collaboration, team building, line management and other relationship building opportunities. We support a flexible approach to work with opportunities for agile working for the rest of your week; from home, or other St Mungo’s London or regional locations. 

About you

We are looking for someone with experience of carrying out property appraisals and preparing and managing projects and programmes, within time and budget.

• You will demonstrate good commercial and financial awareness and knowledge of working with asset/housing management databases.
• You will have experience of working with a wide range of internal and external stakeholders, with proven influencing and negotiating skills.

About the role:

Reporting to the Director of Finance & Operations, the IT Project Manager will lead the scoping, researching, sourcing, design develop and implementation of several new systems relating to CRM, Case Management, Finance and HR.

The IT project manager will also support the Director of Finance & Operations in managing the relationship with the IT Support contract, providing IT support where necessary and in renewing the IASME (Information Assurance for Small and Medium Enterprises) accreditation.

You will have previous experience in IT change management with significant experience of overseeing implementation projects, allowing you to hit the ground running. You will have an excellent understanding of computer systems, security and databases to allow you to ensure

an excellent and reliable IT service is provided to all staff on and off site. You will have strong Project, Stakeholder & Programme management skills and significant experience of delivering major business critical projects including the desired benefits and outcome to time, cost and quality, including the management and maintenance of standard project controls and documents.

You will have a bachelor’s degree in a relevant discipline or equivalent professional experience and 

A PMP, PRINCE2, Agile or other industry standard Programme or Project Management qualification. A good knowledge of Microsoft Server technologies, 365 admin level experience across Teams, SharePoint, OneDrive, Exchange Online etc. is essential for the role. Your experience will include supporting network devices and concepts, printers, softphones and other business hardware and software.

This is an exciting opportunity for an experienced Repairs and Maintenance manager to join our estates department as we start the implementation of our 2023-2028 corporate strategy that seeks to double our current housing offer and improve the quality of our existing estate.

The Estates Repairs & Maintenance Manager will report directly to the Associate Director of Estates working alongside the Estate's Surveyor, Facilities Officer, Estates Administrator and external property consultancy partner who will provide technical support in terms of the production of tender and specifications, contract administration, property surveys, cost advice and feasibility studies.

How you will make a difference

The main purpose of the Estates Repairs & Maintenance Manager role is to manage and oversee effective property repairs, maintenance and improvement works across the property portfolio and ensure that it remains legally compliant. This includes properties where the responsibility for repairs and maintenance is that of the Charity and equally of other parties such as landlords and housing associations. The role will include managing existing external contractor relationships and housing association repairs and maintenance performance, as well as introducing new supplier contracts where required according to the wider needs of the charity. The role will also include managing major/complex projects on behalf of the charity and supporting other areas of the department ensuring properties remain compliant.

*Appointments will be at the minimum of the band.

*London Allowance is paid for roles that are based within the Greater London area only.

Look Ahead Care and Support own and manage a mixed portfolio of properties across London and the Home Counties. The organisation accommodates customers with a range of support needs. The Repairs Manager will work as part of the Property Services team. Assuming day-to-day responsibility for the oversight and coordination of all repair and maintenance activities across all tenures (Supported, Unsupported, Intermediate and Market Rent).
Responsible for working collaboratively with the Customer Contact Centre to facilitate the timely and efficient completion of repairs and maintenance tasks in accordance with established standards and regulatory requirements. Offering technical expertise, whilst being a lead escalation for Contractor Management and Commercial Meetings.

What you'll do:

Instigate Orders
Authorise orders and approve variation price works from agreed SoR's. Offer technical support to Customer Contact Centre to ensure that works are value for money. Promptly instruct contractor and confirm agreed timescale. Liaise with scheme mangers as necessary.

Order Approvals
Approve and review high value orders, variations, and completed works prior to invoice.

Quality Assurance
Lead on all areas of quality assurance including sharing site visit responsibility with Property Inspector. Manage requests for pre inspections and post inspections with Property Inspector. Lead on Damp and Mould quality inspections and follow up reports. Communicate inspection KPIs to key stakeholders.

Works Delivery
Ensure that all works are completed within agreed time frame work and that this is accurately monitored through weekly WIP reports.

Contractor Management
Ensure strict adherence to Contractor code of conduct and agreed SLAs. Lead contract progress meetings to manage performance.

Complaint and Query Lead
Manage all complaints responses related to repairs from inception and act as escalation point for repairs and void teams.

Knowledge of building standards regulatory requirements in relation to repairs and maintenance.

Working knowledge of NHF Schedule of Rates (SOR's)

Your day-to-day responsibilities will include:

• Supervise a team of Trade Operatives as they carry out responsive repairs and voids maintenance.
