You will play a key role in assessing property conditions, identifying repair requirements and ensuring work is completed to the appropriate standard.
A significant part of the role will involve investigating building defects, particularly damp, mould and condensation, alongside inspecting completed repairs, assessing workmanship and recommending practical, cost-effective solutions.
You will also provide technical guidance and day-to-day support to maintenance operatives, working collaboratively with contractors and colleagues to deliver a responsive, high-quality property service.

This is an excellent opportunity for someone who enjoys combining hands-on property inspections with technical problem-solving and the opportunity to influence service quality.

Key Responsibilities:

  • Property Inspections: Inspect residential properties, identify building defects and determine appropriate remedial works.

  • Defect Diagnosis: Investigate damp, mould, condensation and structural or building fabric issues, identifying root causes and preventing repeat occurrences.

  • Repairs Specifications: Define repair requirements, recommend cost-effective solutions and ensure works meet the required standards.

  • Quality Assurance: Inspect completed repairs, identify defective workmanship and ensure remedial actions are completed to specification.

  • Void Inspections: Carry out pre- and post-work inspections, assess property condition and confirm that homes are ready for occupation.

  • Technical Support: Advise maintenance operatives on complex repairs, appropriate remedial methods and technical issues.

  • Health and Safety: Complete property and site inspections, identify hazards and ensure compliance with relevant safety requirements.

  • Contractor Management: Monitor contractor performance, resolve technical issues and ensure works are delivered on time and within budget.

  • Resident Liaison: Explain defects, repair options and proposed works clearly, maintaining a professional and customer-focused approach.

  • Technical Reporting: Produce accurate inspection reports, repair specifications and photographic records, maintaining up-to-date property information.

  • Service Improvement: Identify recurring defects, recommend preventative measures and improve the quality and efficiency of maintenance delivery.

About You:

  • Experience as a Building Surveyor, Repairs Surveyor, Property Inspector or within a relevant maintenance or building trade role.

  • Strong knowledge of building pathology, property defects and remedial repair methods.

  • Practical experience diagnosing damp, mould and condensation, including identifying underlying causes.

  • Ability to prepare repair specifications, assess workmanship and ensure completed works meet required standards.

  • Knowledge of housing standards, building regulations, health and safety and relevant statutory requirements.

  • Relevant building, surveying or trade-based qualifications, alongside appropriate health and safety training.
