Home Ownership Officer
Salary:£36,961 pa
Hours: Full Time (35 hours)
Location: Remote working with attendance at the Little Canfield or Hampton Wick office as required.

About the role
The Home Ownership Officer will play a key role in managing the relationship between Hastoe and its leaseholders, shared owners and freeholders. The role ensures compliance with leases, legislation and internal policies, while supporting residents with advice and managing a range of property and legal matters.
The role will also support the Home Ownership Manager in delivering a high-quality service to homeowners, ensuring compliance with leases, legislative requirements, and Hastoe policies.
Duties will include:
- Acting as the main point of contact for leaseholders and shared owners, dealing with queries related to leases, service charges and home ownership policies.
- Managing statutory and voluntary lease extensions, collective enfranchisement applications as well as staircasing, liaising with legal teams and valuers as needed.
- Investigating and resolving breaches of lease conditions, working with internal and external partners to achieve timely resolution.
- Carrying out administration aspects relating to resales, disposals, consultations and Ground Rent.
- Working with our solicitors to prepare cases for legal action including injunctions, money judgments, and forfeiture where necessary, and representing the organization at court or tribunal hearings.
- Liaising with finance teams to answer any service charge queries and to assist with the service charge estimates and actuals.
- Delivering excellent customer service, ensuring all queries are handled effectively and professionally.

About you
You will need to have proven experience in housing management, particularly in dealing with leaseholders and shared ownership leases, including the legal frameworks surrounding them. The role requires you to have excellent written and verbal communication skills, with a commitment to delivering high standards.
You will also need:
- Be educated to A-Level standard.
- Problem-solving skills and a proactive approach to resolving issues.
- The ability to work independently and as part of a team.
- To be flexible and adaptable to change, with a willingness to learn and develop in the role.
- Where this isn’t already held, to be willing to study for a professional qualification in housing, property management, or a related field (e.g., CIH membership).

Core working week is Monday to Friday 8.00am – 4.00pm, 37.5 hours per week, excluding Bank Holidays with requirement to work sometimes outside of core hours and at weekends, nights and bank holidays • Provide core maintenance service for the Association, including planned projects, reactive maintenance, cyclical and preventative repairs, administration and any ad-hoc tasks as arising • Responsible for the health & safety of any task being carried out and to make sure that the plant, equipment, or machinery is compliant with all legislation • Tasks to cover a wide range of technical and maintenance skills, including painting, electrical, plumbing, carpentry, grounds work and general building work and other work as appropriate, depending upon skills and qualifications required to achieve the task • To provide out of hours support on an on-call rota basis • Maintaining plant, spares and equipment across a range of Association sites. This includes completing monthly stock audits to ensure adequate levels or parts/materials/equipment are maintained and readily available for repairs. Ensure asset lists are updated with live information • Carry out site inspections & audits to ensure Health & Safety/Compliance & quality/standards are met • Carry out internal works to void properties. Inclusive but not limited to painting, minor repairs, plumbing and void safety checks. • To liaise with, staff, and residents as required, to carry out any maintenance tasks ensuring high levels of customer service • To liaise with and ensure performance of external contractors • Carry out allocation & scheduling of work tasks to staff and external contractors. Produce detailed specifications through to quotation. • Review when required - reports, quotations & recommendations from external consultants/contractors, and advise/ liaise with Property Manager on best value • Ensure ways of working, processes, policies and procedures are understood and followed • Review & monitor external reports such as lifts, Legionella, Asbestos and plant room inspections and liaise with Property manager on recommendations and appropriate actions • To provide cover and advice for Facilities Assistants/maintenance staff when and if required • On a rota basis you may be required to be the Property contact for a given period as agreed by line manager • Any administration duties as required by your Line Manager • Any other reasonable duties as required by your line manager. Purpose of the job

Main Activities
Income Generation:
- Build multi-year corporate relationships that generate income and gifts in-kind by creating and maintaining an active pipeline
- Identify and cultivate opportunities for new partnerships and funding streams
- Manage a portfolio of partners and fundraisers, ensuring effective communication and stewardship
- Prepare and submit funding applications and reports in a timely manner
- Collaborate with internal teams to ensure project delivery and reporting
- Ensure the CRM system is updated regularly to reflect activities and report to KPIs set by the Head of Income and Engagement
Marketing and Communications:
- Contribute to the creation and delivery of key marketing materials across multiple channels and audiences
- Maintain accurate records of activity and performance, generating regular performance reports
- Work collaboratively cross team to ensure delivery of all elements relating to projects and campaigns across the charity
- Develop audience approach content for social media and disseminate in a timely manner, supporting all teams marketing needs
- Responsibility for development and updates to websites across Fresh Futures
- Explore new marketing channels and build external marketing partnerships offering in-kind support
- Write press releases and deliver media interviews representing the charity, as directed by the Head of Income and Engagement
Line Management:
- Manage an officer working within the income and engagement team to effectively deliver all aspects of their role
- Work closely with Managers to ensure they are receiving the support they need from the Income and Engagement team
- Plan team delivery alongside the other Income and Engagement Manager to manage work allocation and delivery effectively within the team
Budgets:
- Assist the Head of Income and Engagement with the preparation of budgets
- Responsible for the management of specific project or campaign budgets,
- ensuring costs are always monitored and income targets are met (where appropriate)
Internal and external event delivery:
- Support delivery of internal events, to budget and in a timely manner, including
- liaison with suppliers, and attendees
- Build partnerships and attend external events to represent Fresh Futures and raise awareness of the charity

Discrete project and campaign delivery:
- Manage key fundraising projects or campaigns in a timely manner
- Oversee budgets and meet income targets, where appropriate
- Manage junior staff members or temp workers to deliver projects or campaigns effectively and within the designated timescale
- Develop and deliver fundraising campaigns or projects using appropriate project management tools, including but not limited to the CRM system
Strategy:
- Support the Head of Income and Engagement and the SLT in developing the
- strategic direction for the Income and Engagement team
- Work within the team to delivery the Income and Engagement Strategy
- Manage junior members of the team to deliver key aspects of the strategy as identified to sit within their remit
Knowledge, training and experience required
- Experience working within the voluntary sector generating income and running fundraising campaigns
- Experience of Canva, CRM systems, social media scheduling platforms useful
- Knowledge of a range of fundraising approaches and marketing techniques
- Experience working with a range of external partners including from the commercial sector
