• Preparation of timely financial reporting for the Repairs and Assets directorate, in accordance with the monthly management accounts timetable. 
• Undertake monthly meetings with budget holders for the relevant business area to discuss their management accounts (including team listings) and provide insight to enable operational decision making.
• Provide day to day management of the Assistant Business Partner and Assets and Insurance Officer, including appraisal, mentoring, training and development
• Contribute to the financial reports issued monthly to the Leadership Team and quarterly to Board

The Property Manager will be responsible for overseeing and supporting the management of a diverse property portfolio comprising of approximately 150 churches and 80 manses (houses) across the district.  The role provides professional property advice and guidance to circuits, helping to ensure that buildings are effectively maintained, developed and managed to support the mission of the church.

Your Place is a supported housing service for individuals who have experienced homelessness and may be living with mental health challenges, substance misuse, or complex trauma.

The environment can at times be unpredictable, and properties may experience higher levels of wear and tear than typical residential settings. The ideal Maintenance Officer must be comfortable working in these environments and demonstrate patience, resilience, and a non-judgemental approach at all times.

Reporting to: Accommodation and Facilities Manager

Location: Baca office, Loughborough, England. The role will require regular travel to other locations where Baca’s services are delivered

Overall Purpose

To provide maintenance support to the organisation, ensuring premises are maintained at a standard that will serve the mission of Baca. This will include properties across Loughborough and 2 office sites.

Duties Responsibilities

• Organise and conduct required maintenance at all Baca sites. The below list is not exhaustive but some of the below skills will be required to fulfil the role; General Plumbing; bathroom and kitchen plumbing repairs, blocked toilets & sinks etc, Painting and Decorating, Basic carpentry skills, Meter Reading for electricity and gas meters, Fire Testing; routine testing of smoke and CO alarms.

Guided by our new 10-year woodland management plan and best-practice conservation methods, you’ll take a hands-on approach to estate maintenance and habitat improvement across the site.

About the role

The Head of Buildings & Facilities is responsible for the effective, safe and compliant management of The Passage’s buildings and for ensuring that Facilities support the charity’s residential services, day services and offices. The role ensures compliance with statutory, regulatory and organisational requirements, maintains high standards of safety and sustainability as well as delivering value for money.

The role also helps develop and implement our Asset Management Strategy, ensuring our building stock remains in good condition in the medium and long term.

The Head of Buildings & Facilities is supported by a small but experienced Facilities Management team and a number of external contractors.

Main duties

 Strategic Asset Management

• Be a leading part of a team to develop and implement an Asset Management Strategy, including reporting on the condition of buildings, forward planning of major renovations and compliance works, making recommendations for investment planning and capital works programmes.
• Play a leading role in plans to acquire new property assets and to bring them into effective use.
• Ensure the work of the Facilities Management team dovetails with the requirements and regulatory requirements of our residential services.

• Act as the lead and Responsible Person for Health & Safety (H&S) across the organisation including risk assessments, accurate and timely recording of health and safety issues, carrying out audits and investigations as necessary.
• Respond to any reported H&S risks, prioritising any reported risks with a significant potential for harm.
• Ensure The Passage is compliant with all relevant H&S statutory, regulatory and legislative requirements, including but not limited to: Fire safety; Gas, Electrical and Water safety; Asbestos management; RSH regulations.
• Formalise, develop and monitor the H&S framework and policies.

• Ensure relationships with key services suppliers are well managed by the Facilities Management team. Work with the team to monitor the quality and timing of external contractors’ work and to address any shortcomings promptly.
• Ensure that all contracts for ongoing work and for one-off pieces of work are awarded in full accordance with The Passage’s procurement policy, ensuring best value for money and high-quality delivery.
• Together with the Facilities Management team, ensure contractors conduct themselves professionally and respectfully whilst attending any of the Passage’s locations and to ensure they follow our safeguarding policy at all times.

Teamwork and Line Management

• Line manage the Facilities Management Co-ordinator with an emphasis on supportive communication, skills development and progress towards personal objectives, including his line management of other members of the team.
• Develop positive relationships with all other teams at The Passage’s multiple sites and promote practices to reduce the need for repairs and replacements.
• Be a proactive and constructive member of The Passage’s Senior Management Group

Financial

• Develop and manage the Facilities Management budget, including capital spend, monitoring spending against budget and explaining variances.
• Support business planning through accurate forecasting and long-term planning of major financial spending.
• Ensure value for money and effective financial control across all areas of responsibility.

A well-established housing provider in the North West is seeking an interim Head of Finance Business Partnering for an inital 6-month period with option of temp to permanent for the right candidate. The organisation has a strong focus on service delivery, financial control, and continuous improvement across its housing operations.

This is a senior, hands-on leadership role combining team management, consolidation of management accounts, and strengthening of business partnering across the organisation. A key focus will also be driving improvements in financial systems and processes, including automation and better use of core finance systems.

Responsibilities:

• Lead and manage the Finance Business Partnering team, providing direction, oversight, and support across key service areas
• Oversee and consolidate monthly management accounts, ensuring accurate, timely, and insightful reporting to the Finance Director and senior stakeholders

You will be working alongside the wider team to maintain all buildings, including our Grade II listed Manor House and Leisure Centre, and the outside grounds and activity areas, to ensure the site is welcoming, tidy and safe for all. You will assist the Facilities Manager in ensuring we remain compliant with relevant Health & Safety legislation; and will be involved in various duties that contribute to the wider success of the Centre and London Youth. 

What you will be doing 

The Facilities Assistant provides logistical and maintenance support for the Woodrow estate and holds the following core responsibilities. This is not intended as an exhaustive list, and the job may change over time to reflect the changing needs of our centre, as well as the personal development needs of the post holder. 

Grounds upkeep: 

• General upkeep of the 26-acre estate grounds e.g. pruning, mowing, planting, tidying gardens. 
• Keeping grounds, paths and hard surfaces safe and free of ice, snow, leaves, weeds, etc. 
• Maintaining the 3G astro pitch, cycle circuit and outdoor activity areas.

Building maintenance: 

• Undertake day-to-day minor repairs, e.g. patching, painting, leaky taps, hinges, caulking, etc. 
• Undertake cyclical / seasonal jobs e.g. clearing gutters, drains, drain gratings, etc. 
• Support with biomass boiler maintenance and receive woodchip deliveries. 
• Support with basic utilities issues as they arise, e.g. heating, plumbing, electrical, etc. 

Health and safety: 

• Undertake routine safety/compliance checks of all facilities including, among other things, legionella temperature aduits, emergency equipment inspections and tests, etc. 
• Support the FM with risk assessments and work procedures relevant to the role. 
• Maintain accurate records of all work carried out using systems in place for auditing. 

General duties: 

• Basic joinery, carpentry and build projects done in house, under direction of the FM. 
• Supervise outside contractors to ensure all jobs are carried out to agreed standards. 
• Supervise corporate volunteer groups who support us with gardening or build projects. 
• Support with setup and occasional on-the-day attendance at various events.

What you bring to the role 

Experience, Knowledge & Skills 

We do not expect candidates to have expertise in all areas, but at a minimum experience of minor buildings repairs and maintenance and groundskeeping work is essential to this role. Training will be provided to address some gaps where necessary and relevant. 

• Experience with grounds maintenance including tree and lawn care, gardening, etc. 
• Experience of maintenance in heating, plumbing, electrical systems. 
• Demonstrable good practical DIY skills, including decorating, joinery, carpentry, repairs, etc. 
• Experience using power and maintenance tools, including small tractor with mower, jigsaws, strimmers, etc. 
• Demonstrable understanding of Health & Safety regulations relevant to this type of role; the importance of compliance, evidencing and contributing to this. 
• Hold a good level of fitness and able to work outside in variable weather conditions.

• A current driving licence (tractor experience is also desirable).
