The pathway is designed to support residents and participants in the Havering Borough to reintegrate back into the community and prepare for independent living. This role would be a floating officer based in the Havering borough supporting across the numerous services providing Intensive Housing management support. 

Shift Pattern: 37.5 hours per week, 9:00AM -17:00PM or 13:00PM - 21:00PM Monday - Sunday, Onsite. 

Salary: £26,100

Job Title: Head of Maintenance and Estates

Location: Central Office based in Islington, N1 1TY (approx. 10 minute walk from Highbury and Islington station). The role is mixed hybrid including 3 days in the office and 2 days from home, including regular service visits to any of our sites. Flexibility will be required to attend visits, away days, and office working around the number of days listed. 

Salary: £46,900

About the role

Reporting to the Director of Housing, we are looking for a Head of Maintenance and Estates to lead on the effective delivery of an efficient and customer focused maintenance and estate service across our properties within SIG. Managing a small team, you will focus on management and leadership activities to empower staff to achieve high quality results in the service. You will take oversight of the Maintenance and Estates function, to ensure the smooth running of upkeep and repair operations, working with various teams internally and externally to build sustainable working relationships.

You will have overall responsibility for ensuring policies and processes are up to date and that the way the function is run has continuous improvement. You will lead with creating and implementing a strategic plan, supporting with short to medium to long term objectives. You will work to ensure properties and estates are kept safe, to required standards and lead the team towards achieving the SIG ‘Good Homes’ standard.

About you

We are looking for someone who has extensive experience in managing similar repairs and estates services and who is able to lead a team to be empowered to provide a high-quality service. You will be able to to develop and implement maintenance plans, strategies, and procedures, and have confidence to take ownership of your department, making key decisions.

• Management and leadership experience, including with direct line of reports and indirect
• Experience in developing and implementing formal maintenance plans, strategies, and procedures with a key eye to detail
• Experience in directing and delivering customer service functions, ideally in a repairs and maintenance or cleaning context
• Experience in completing and managing risk assessments
• A recognised building services qualification and/or any of the following: NEBOSH, IOSH, Certificate in Occupational Heath and Safety, Legionella Awareness, Asbestos Duty Manager Training, Fire Safety Qualification
• Proactive approach to work, ability to use own initiative to resolve challenges
• Ability to work in a fast-paced, constantly changing environment
• Ability to balance competing priorities

KEY OVERVIEW

Reporting to the Housing First Team Leader, the Housing First Support Worker is responsible for coordinating and providing a personalised, trauma informed support service to people with complex needs facing multiple exclusion in line with Housing First Principles.  The Housing First Support Worker will be responsible for coordinating and providing a person centred, strength-based support service to create long term sustainable tenancies by empowering customers, increasing independence, and maximising connectivity with the local community.

ADDITIONAL INFORMATION: 

• Valid driver's license and access to a car business purposes
• Please note the working pattern for this role is Monday to Friday, with occasional weekend work required 
• This post will include a 6mth probation period.

KEY RESPONSIBILITIES:

1. Delivering wrap-around intensive, trauma informed support to people with multiple and complex issues within their own independent tenancies in the community.

2. Working with Housing First participants to help them articulate their goals and aspirations offering personalised support and promoting choice and wellbeing. Supporting Housing First participants to access community resources, to develop positive peer networks and meaningful leisure opportunities.

3. Maintaining accurate up to date records on the Inform case management system of progress against individual support plans, safety plans and outcomes information.

4. Regularly review the person-centred support plan to update, record and monitor progress of customer caseload.

5. Develop, maintain and co-ordinate effective working relationships with external partners and agencies, promoting effective communication with Housing First residents. Ensuring Connected Housing First is widely known and promoted in Mendip and Somerset.

6. Liaise with landlords to assist the person living in accommodation of their choice; including practical help with furniture; benefits advice and accompanied visits.

7. With the agreement of Housing First participants, to liaise with other agencies to facilitate support including substance misuse and recovery, offending and criminal justice, mental health, Adult social care, debt, domestic abuse, welfare and housing benefits, employment and training.

8. Promote, and actively encourage peer involvement within the service.

9. Complete dynamic risk assessments and maintain own safety by following lone working procedures.

10.  Adhere to good practice safeguarding procedures with a positive risk-taking approach to ensure the wellbeing of vulnerable people.

11.  To identify barriers of accommodation and managing tenancies, providing support including practical help with benefits, budgeting, furniture, neighbour relations, and liaising with landlords.

12.  To contribute to regular reports on the service evaluation project as required.

13.  To participate in reflective practice to support and enhance wellbeing in the workplace and personal development.

14.  Record all petty cash and other expenditure of project monies in line with Connect Centre policy.

15.  Work within the Connect Centre Lone Working Policy and other Connect Centre Health and Safety Policies as appropriate at all times

About the Group Housing Officer role:

We are looking for a dedicated, proactive and experienced Group Housing Officer to join our small, close-knit housing management team. In this role, you will be responsible for the housing management functions relating to but not limited to occupancy, charge collection, and monitoring of health and safety for a patch of residential supported accommodation services.  

You will work independently, with autonomy over your own working schedule and meeting priorities, as well as working as part of the wider team and in collaboration with our services. You will support our Service Managers with the smooth operation of their properties, maintaining high standards of housing management, and supporting the needs of our residents in relation to housing management. You will support with the management and auditing of rent accounts to help maximise organisational income. North Ormesby Road is a mental health, supported housing service, working to a recovery model. We provide a range of support services for people with mental ill health to access in their local community, including outreach support, peer support and supported housing. Senior Housing & Welfare Advice Worker’s post

The Manna Day Centre is a drop-in Centre for homeless and vulnerably housed single men and women. It is run by a team of project workers, under the Director, who are responsible for its smooth operation. Basic Services offered include food, showers, clothing, housing & welfare advice, medical care, and access to laptops. The Centre opens to service users 7 days a week, 8.30am– 1.30pm. The working week for this post is Monday to Friday, 9.00am to 4.00pm each day.

The Senior Housing & Welfare Advice Worker must have a commitment to homeless people, which includes acceptance and respect. Responsibilities are shared among the team according to needs, skills and aptitudes. The annual salary is negotiable (depending on your experience) ranging from £33,775 to £41,359. Benefits include a pension scheme, travel loans and 25 days annual leave (plus time in lieu of bank holidays worked).

About the Housing Support Worker position:

We are looking for a Housing Support Worker to join in making a real difference in people's lives! Join our vibrant team in Wembley as a Housing Support Worker!

This is an exciting opportunity to support individuals with multiple, complex needs on their journey towards recovery, reablement, and independence, all within a compassionate, trauma-informed environment.

In this role, you'll be at the  heart of delivering high-quality, person-centered support to vulnerable adults who have been or are at risk of homelessness. They are identified as having low/medium support needs, some of the areas of support needs can include: 

• Single homeless between ages of 18 to 60
• Socially excluded individuals
• Ex-Offenders
• People with substance misuse
• Mental Health (Low)
• Learning disability (Low/Medium)

You will create tailored support plans to provide practical interventions, to empower our participants to overcome personal challenges, develop life skills, and achieve their personal goals. You will also work closely in partnership with various organisations to support the different needs of our participants, which may include signposting. What we're looking for:

• Understanding of the housing support needs that people with multiple, and complex needs face
• Experience of working with people of complex backgrounds and/or a good understanding of the sector
• Ability to use, learn and adapt to IT at an intermediate level, including Microsoft and other software programs
• Ability and willingness to show flexibility of working patterns, responding to the needs of the service and residents
• Understanding and/or practical knowledge of the social and societal marginalisation that can be attached to people with complex needs

37.5 hours per week / permanent / working onsite on a seven-day rolling rota, including evenings, weekends and bank holidays on a four-on-four off shift pattern.

Our mission is to help children and young people have a fair chance to be who they want to be. We do this by providing a safe home, increasing life skills and self-confidence, and improving emotional wellbeing and mental health.

Horsham Y Centre provides 24-hour supported housing services offering medium levels of housing-related support for young people aged 16-25 with 50 bedspaces and shared communal facilities. We adopt a trauma informed and psychologically informed approach to supporting our residents to help them build essential life skills, identify their goals and work towards aspirations so that they can move on to enjoy fully independent futures. We have a dedicated team of Support Workers, Night Workers and additional Bank Workers who provide support, guidance, and signposting around areas such as housing, budgeting, living skills, jobs, relationship building and wellbeing. Situated in the middle of Horsham, the service has strong links with and contributes to the local community.

We are looking for a Housing Night Worker to join our Horsham Y team. Main areas of responsibilities are:

Safety and security

• Provide a friendly and professional front-of-house welcome to residents, visitors and staff, and ensure the building is safe, secure quiet and welcoming 
• Maximise the wellbeing of residents and visitors by ensuring adherence to health and safety protocols and house rules, all within the terms of tenancy agreements
• Assess and monitor the risks presented by residents to ensure they can keep themselves safe and, where possible, continue their development
• Record all incidents and accidents and share appropriately with the wider team, your manager and, if necessary, the central safeguarding team 

Engagement with residents

• Welcome residents home and provide informal and responsive support so they can articulate their aspirations and ambitions and acquire the skills they need to live independent and fulfilling lives
• Ensure resident’s views, aspirations, concerns, and ideas are sought so they can play an active role in influencing the services they receive
• Proactively promote the services on offer and ensure residents are encouraged to engage with those services
• Contribute to, or support, evening groupwork activities so that residents can access tailored solutions that meet their needs, wishes and aspirations

Administration and housekeeping

• Undertake tasks as directed, including but not limited to: inputting data, assessments, reviews, case notes onto our client database and entering new residents details/closing ex-resident records
• Completing health and safety/compliance checks, and recording estate inspectors and room checks
• Adding maintenance requests to our property services system

General

• Work as part of a team, on a rota four on four off shift pattern, alongside another Housing Night Worker, ensuring young people at the service have non-judgemental, objective at night, along with taking responsibility for personal safety during periods of lone working
• Contribute to a great working environment, with a calm, yet assertive manner, being able to handle potentially difficult situations
• Participate in relevant continuing professional development and utilise Reflective Practice Supervision as part of leading psychologically informed practice

Experience and knowledge

• Experience of working in a customer facing environment, remaining calm and solution-focused when dealing with challenging behaviour
• Basic understanding of the support needs of young people and/or adults at risks
• Understanding of the impact of trauma on others, and the ability to work with a strengths-based approach with people who may be in distress
• Demonstrated confidence and competence in recording notes/actions in service log, incident forms and Health and Safety check lists
• Basic knowledge of good safeguarding procedures in relation to young people and/or vulnerable adults, and the ability to maintain professional boundaries (training provided)

Skills and abilities 

• Ability to communicate clearly both verbally and in writing for appropriate record keeping (vital for handover to colleagues working day shifts)
• Good interpersonal skills and ability to build and maintain strong relationships
• Ability to work lone work, work autonomously, and use own initiative, as well as being part of a team
• IT skills, including proficiency in MS Office 365 package, as well as healthy and safety and client management systems (training on YMCA DLG systems provided)
• Ability to de-escalate volatile situations and manage challenging behaviour appropriately

Our client, a renowned young person's homeless charity based across East Surrey, is currently seeking a Weekend Night Housing Support Officer to provide personal development opportunities to young people in one of their supported housing services (low-medium needs) based in Redhill.
 
In this role, you will provide structured support in response to identified needs as documented in each young person’s Developmental Support Plan, equipping them with the confidence and skills to work towards living as independently and sustainably as possible. You will provide a trauma-informed approach, involving the supported individual, devising, reviewing and updating developmental support plans, recording events and observations and keeping appropriate records as required by the service. You will respond/attend to emergency situations that arise in other services and will have a full understanding of the on-call process.
