About the role

You will work closely with our new Chief Executive Officer (CEO) and senior management team to ensure good outcomes for our service users during an ambitious expansion programme.

As an experienced and compassionate Resettlement Manager, you will lead our team of Homeless Project Workers and spearhead the transformation of care for service users in our properties. You will bring a strategic and innovative approach to addressing homelessness, with a focus on empowering individuals to achieve long-term stability.

ABOUT THE ROLE

We are hiring an Area Manager to provide management and oversight for services which span across the Royal Borough of Kensington and Chelsea (RBKC). Our services provide 154 units of accommodation to people experiencing homelessness and have complex needs. The services are 24 hour supported accommodation sites. You will have the overall responsibility to deliver the highest standards of service quality, performance and improvements across your services through excellent leadership and embodiment of our SIG values.

As the Area Manager, you will lead the team to deliver exemplar Trauma Informed support to our residents and participants. The current team you will directly manage:

• Deputy Manager x 3
• Activities Coordinator x 1
• Resettlement Manager x 1

Rota: Monday to Friday 9am to 5pm, flexibility required to meet service needs, based across all RBKC services under your area

The in-service leadership team support a team of frontline Support Mentors and Peer Support mentors to deliver dynamic and flexible person centred support aimed at empowering our residents to make and sustain positive change.

OVERVIEW OF KEY RESPONSIBILITIES

Line Management and Leadership

• Provide high quality support, leadership and line management to staff, offer guidance, support, and advice to the team and support them to perform to the best of their abilities.

Service Delivery

• Manage the overall day-to-day operational delivery of your service, working directly with your team, colleagues, residents and participants, as well as other stakeholders to provide a high-quality, holistic service which meets the needs of our residents.
• Ensure service responsibilities and requirements are carried out effectively. This includes but is not limited to; welfare checks, risk assessments, support sessions, safeguarding checks, training and development, and other responsibilities required for effective service delivery.
• Support the team to carry out their day to day duties and responsibilities, offer guidance and support as necessary. 
• Work proactively to ensure the service and team meet and exceed Key Performance Indicators, and work in line with professional codes of conduct.
• Empower residents and participants to make decisions to take control over their lives, by creating an enabling environment.
• Be part of the operational on-call Rota for providing out-of-hours support across the operations directorate.

Risk Management

• Follow relevant risk assessment and management procedures, share relevant information with others as necessary.
• Ensure all case recording and information is accurately recorded in a timely manner, ensuring confidentiality and GDPR.
• Champion, and act as a point of reference for safeguarding concerns within the service(s). Ensure all staff attend relevant safeguarding and training and use knowledge to coach and advise the team.

Property and Housing Management

• Ensure the accommodation in which residents live is clean and maintained to a high standard
• Ensure all repairs and maintenance issues are correctly reported and managed through to completion.
• Ensure a provision of high quality housing management service is provided to residents. 

Financial Management

• Manage the service budget and review monthly management accounts: Set budgets and ensure resources are maximised.
• Promote effective cost control mechanisms and other financial activities.
• Maintain financial management within the service.

Other

• Some of what else is included: Contract management and Internal auditing, admin, and general other duties as required. 

Other responsibilities than those described above may be required to be undertaken from time to time and will be expected to be performed to as long as it is within the capability and level of the position. Please refer to the JDPS attached for more information.

KEY CRITERIA

What we are looking for:

• Understanding and/or experience of working with people of complex backgrounds, ex-offenders, mental health, substance misuse, challenging behaviours
• Experience of working with and engaging with diverse groups of people from varying backgrounds
• Previous experience in people management and development
• IT Proficiency, including Microsoft Office, and the ability to navigate and learn new case management systems and other types of organisational software.
• Ability to promote the service and provide outreach-based provision, with an ability to liaise and work effectively in partnership with stakeholders
• Understanding of Housing Management, including voids and evictions

Housing and Wellbeing Mentor

Lancashire Mind’s Tenancy Management Service works in partnership with several registered housing partners across Lancashire to manage a portfolio of properties on their behalf and provide tenancy support to people living with moderate mental health conditions.

We care about making a difference to people’s lives and through the provision of regular support, we work with each person to improve their mental wellbeing and build the confidence and skills to sustain their tenancy and move on to independent living.

We use an outcome-based approach, making sure that each person is involved in their own support planning from the start of their journey with us and achieve this by offering encouragement and one to one support to help each person to understand and manage their tenancy, develop social and daily living skills, gain access to essential services to manage their mental and physical health and help and guidance to maximise their benefits and improve their economic wellbeing.

Your new role

We are looking for a new Tenancy Management Worker to join our small and friendly team to manage a caseload of customers who have complex needs including mental health conditions, substance misuse, homelessness, and a possible history of offending.

Your job will be to work closely with these individuals to promote independent living and help them to achieve and sustain their tenancies. This is a challenging and varied job which is often rewarding, particularly when the people we have supported achieve their own goals and move on to build better lives.

What you will need to succeed

You will need experience of working with people with complex needs ideally in a supported or social housing setting and have the resilience to support people with a diverse range of mental health conditions to overcome barriers to independent living.

It is important that the right candidate is an excellent communicator, able to listen and understand people’s needs but also confident communicating and liaising with other local services and partner agencies to ensure each person has the right support in place.

An excellent working knowledge of safeguarding practices for protecting vulnerable people is also key to this role and the successful candidate will need to be able to demonstrate proven experience of this.

Ideally, an understanding of the issues which arise within the social housing sector or experience working in a similar role would be an advantage.

You will need to be a good team player, with the ability to work well with others and be able to work on your own initiative with minimum supervision.

This is an essential car user role as it requires extensive travel to and from tenants’ properties in Lancashire.

Property Management & Resources Officer

About this job

Please note this is a part-time role 3 days/or 21 hours per week (Fridays must be worked but the other 2 days per week are flexible). The role is initially for an 18 months fixed term contract.

As a key member of our Services and Support team, you’ll be working with MS Society volunteer groups that provide transport services to their members and/or own property. You’ll also be supporting members of the Customer Services team to help them fulfill their health and safety responsibilities within each of the MS Society’s offices. This role includes travel across the UK to provide support and/ or training as required.

You’ll be working with our external auditors to manage the audit process, monitor and record compliance with the ‘MS Society Health and Safety risk management framework’ on property and transport and ensure materials in the framework are consistently and effectively used.

• A NEBOSH National General Certificate
• Trained Display Screen Assessment Assessor
• Be a Member of Institute of Occupational Safety and Health
• Experience of working with in house Health and Safety systems that cover risk areas associated with a volunteer group network.

• An in-depth up-to-date knowledge of Health and Safety legislation and practices, particularly as these relate to the voluntary sector.
• Experience of transport for people of all abilities run by the voluntary sector with a working knowledge of the related legislation.

• A working knowledge of DSE requirements and how to assess and apply them in a practical way.

Head of Property
Canterbury, Kent

The Head of Property is a crucial and pivotal role at the Diocese, as you will lead the strategic management of the Diocese’s assets, taking responsibility for maximising income and capital returns from assets, including property development on investment land and buildings.

Reporting to the Diocesan Secretary, you will oversee the management of the Diocese’s housing and the Glebe estate. You will ensure good quality clergy accommodation through strategic maintenance and planned enhancements, along with the sale, purchase and development of housing stock and glebe land as required.

Managing the Property Services Team, which oversees the management of all clergy and other housing within the Diocese, you will ensure maintenance and improvements are performed within agreed timeframes and budgets and provide an excellent and friendly service to clergy and their household. In addition, you will ensure maximised rental income from vacant housing and glebe land which is a key income stream for the Diocese.

As Head of Property, you will offer support to parishes and protect their interests by advising on decision making regarding their buildings, with a particular focus on enhancing utilisation and value, especially for church halls. You will also represent, protect and advance the interests of PCCs, Incumbents and Churchwardens, by partnering with them to provide high-level advice to parishes on the effective management of property matters, particularly in cases where the Diocese acts as custodian trustee on their behalf.

As a key member of the Diocesan Office and Senior Management Team (SMT), Diocesan Finance & Assets Committee, Diocesan Advisory Committee and Property Advisory Group, you will manage the property budget, taking part in budget reviews and budget setting in partnership with the Director of Finance and Finance & Assets Committee.

Professionally qualified with a relevant qualification and with significant demonstrable post qualification experience in a similar role, perhaps as a surveyor, you should have proven leadership experience with a focus on strategic property development and resource planning.

With experience of working in the property sector, ideally in asset management, residential property management and landlord and tenant relations, you should have a track record of driving maximum return from property and/or land assets, including experience of property disposals and purchases. Able to maximise  income, you should also be adept at planning, managing and reviewing substantial budgets and exercising strict financial controls in a property environment.

Sympathetic to the overall Christian mission of the Church of England, including the Diocese’s schools, church communities and buildings, you should be prepared and able to travel regularly throughout the Diocese.

Previous experience with Charities or Not-for-Profit organisations is desirable but not essential.

The Housing and Land assets of the Diocese of Canterbury comprises operational and investment properties, almost all of which consist of ministry housing stock and a small amount of Glebe Land. Assets include circa 170 parsonage houses, the majority of which are occupied by clergy, establishing a unique relationship between the Diocese and church leaders. A minority of the stock (around 50 properties) which are intended for ministry but not currently used, generate substantial rental income. Notably, recent years have seen the move to ensure that we have the right properties in the right places for ministry as well as exploring development opportunities on existing properties that are due to be reviewed, sold or replaced.

The role:

Reporting to the CEO, the Head of Property and Development will oversee the provision of high-quality asset management and repair services in-line with PBHA values and strategic objectives. Working closely with the Director of Services, the successful candidate will aid in the identification, management and acquisition of opportunities that will enable PBHA’s strategic growth. The role will help to ensure that PBHA’s work, and homes, meet building standards, health and safety obligations, regulatory framework, and will always provide a high-quality service to PBHA tenants.

Key duties and responsibilities:

• Spearhead line-management of PBHA’s Property and Development Team through performance management and handling employee relations issues if necessary.
• Organise and coordinate work programmes. 
• Lead Housing Development programmes ensuring compliance with building standards, health and safety and regulatory requirements.
• Participate in the recruitment, selection, induction and onboarding of team members.  
• Participate in on-call rota and respond appropriately to out of hours incidents.
• Provide strategic and operational direction to enhance the long-term management and investment objectives of the property portfolio.
• Ensure PBHA’s assets are surveyed and data records are established and upheld to monitor property condition.
• Oversee and manage stock improvement and maintenance programmes, ensuring that they meet service standards and agreed budgets.
• As a member of the Senior Leadership Team, present to Board and Services Committee, offering recommendations in accordance with the Asset Management Strategy.
• Develop high quality policies, procedures and systems relating to Property and Development Service.
• Advise tenants and other PBHA teams on strategy and future policy implementation.
• Propose appropriate partnership development opportunities to the Senior Leadership Team.
• Monitor and evaluate service delivery, collating information for monthly, quarterly and annual performance metrics.
• Respond proactively to complaints regarding services, staff and contractors.
• Develop and implement new procedures in response to legislation changes and emerging best practice.
• Aid team in creating and maintaining good working relations with landlords, contractors and professional consultants.

Person specification:

• Experience delivering and improving Repairs and Maintenance Service, preferably for a Registered Provider or Charity.
• Substantial project or change management experience.
• Experience developing specifications for property related tenders and managing contracts.
• Revenue and Capital Budgets experience.
• Staff management experience.
• Building related qualification and professional body membership, e.g. RCIS/MCIOB, degree or HND in building management.
• Knowledge of project management, e.g. PRINCE 2/APM Techniques.
• Experience of housing development issues, funding, approaches and financing.
• Sound knowledge of health and safety legislation.
• Prioritisation and ability to work independently as well as part of a team.
• Strong IT and data management skills.
• Strong communication skills, both written and oral.
• Communication skills, specifically with stakeholders.

About the role

We are inviting applications for the role of Surveyor and Property Manager. About You

As you would expect, the Surveyor and Property Manager postholder will need to hold a professional chartered surveyor qualification (RICS) and have experience of leading and managing a property portfolio across a commercial environment with a diverse range of buildings. Other essential requirements include.

• Robust knowledge of legislative requirements in relation to building management.
• Experience in negotiating property contracts, undertaking and preparing reports on valuation of property
• A confident and persuasive negotiator to manage difficult conversations with Clubs and Tenants
• Leadership ability to manage a small team at Atlas House (HQ)
• Able to attend the office in Leicester at least one day per week (Wednesdays preferred)
• Prepared to travel to properties as required (you can plan your own schedule!)

As estate manager, your main duties will be to:

The Estates Repairs & Maintenance Manager will report directly to the Associate Director of Estates working alongside the Estate's Surveyor, Facilities Officer, Estates Administrator and external property consultancy partner who will provide technical support in terms of the production of tender and specifications, contract administration, property surveys, cost advice and feasibility studies.

How you will make a difference

The main purpose of the Estates Repairs & Maintenance Manager role is to manage and oversee effective property repairs, maintenance and improvement works across the property portfolio and ensure that it remains legally compliant. This includes properties where the responsibility for repairs and maintenance is that of the Charity and equally of other parties such as landlords and housing associations. The role will include managing existing external contractor relationships and housing association repairs and maintenance performance, as well as introducing new supplier contracts where required according to the wider needs of the charity. The role will also include managing major/complex projects on behalf of the charity and supporting other areas of the department ensuring properties remain compliant.

*Appointments will be at the minimum of the band.
