Operations Manager – Responsive Repairs
The Operations Manager – Responsive Repairs is the operational lead for responsive repairs services within the Asset Delivery function and is responsible for the end-to-end delivery, performance and continuous improvement of responsive repairs across the organisation. Reporting to the Head of Asset Delivery, the postholder provides operational leadership and strategic oversight of Local Space's Responsive Repairs, Voids, Legal Disrepair and Insurance, and Healthy Homes services, ensuring they are customer-focused, efficient, compliant and deliver excellent outcomes for residents.
The role is accountable for delivering high-performing repairs services that meet organisational objectives, statutory, regulatory and contractual requirements while driving value for money, service improvement and operational excellence. The postholder will lead the organisation's response to legal disrepair, insurance claims, damp and mould, and compliance with Awaab's Law, ensuring risks are effectively managed and robust assurance is provided to the Executive Management Team, Committees and Board. Leading a team of Contracts Surveyors and Asset Delivery Officers, the postholder will provide strategic direction, performance management and professional leadership across multiple service areas. As the organisational lead for Healthy Homes, the postholder will ensure effective management of damp and mould cases, full compliance with Awaab's Law, timely inspections and remedial works, accurate regulatory reporting, and the identification of trends and root causes to inform future asset investment and maintenance strategies.
The role is responsible for managing and monitoring budgets across Responsive Repairs, Voids, Disrepair and Insurance, Healthy Homes, Out of Scope Works, Fencing, Tree Maintenance, Renewals and Replacements. The postholder will ensure strong financial governance, contribute to long-term financial planning and zero-based budgeting, identify cost drivers and opportunities for efficiencies, and demonstrate value for money across all areas of responsibility.
Working collaboratively across the organisation, the Operations Manager will monitor operational performance against key performance indicators, analyse service data, develop improvement plans where performance falls below target, and ensure accurate reporting to senior leaders. Experience with multi-currency income & expenditure and management of the processes around sub-grants to overseas partners.
Ability to travel to EJF's countries of operation to assess the development and implementation of financial systems and to manage finance staff.

Employment or volunteer experience in the not-for-profit sector.

A track record of producing budgets and financial reports for successful international projects in the Global South funded by bilateral donors.

The Southmead Project is seeking an experienced and motivated Fundraiser to support the charity’s long-term financial sustainability.
The postholder will identify, research and secure funding from trusts, foundations, charitable bodies, statutory funders and other appropriate sources. They will lead on developing high-quality, persuasive funding applications and reports that clearly communicate the impact of the Southmead Project’s work and the needs of the people it supports.
Working closely with the CEO, Head of Finance and trustees, the Fundraiser will develop and deliver an annual fundraising plan, maintain a strong funding pipeline, and support the organisation to diversify its income. The role will require excellent writing, research, relationship-building and organisational skills, alongside a strong commitment to the charity’s values and mission.
Develop an annual fundraising plan, alongside the Head of Finance and CEO.
Carry out ongoing prospect research to identify new sources of funding from trusts, foundations, charitable bodies, statutory funders and other appropriate sources.
Maintain a fundraising pipeline, ensuring that opportunities, deadlines, applications and reporting requirements are monitored effectively.
Build and maintain a database of prospective and current funders, including key contacts, deadlines, funding priorities and application requirements.
Monitor relevant local, regional and national funding opportunities, including being a sponsored charity at community events.
Produce funding applications for trusts, charities, foundations and statutory bodies as an ongoing part of the charity’s income generation.
Analyse data and feedback collected through outcomes processes for report writing.
Build and maintain positive relationships with funders, partners and relevant stakeholders, including the corporate sector as part of the charity’s income diversification strategy.
Attend monthly meetings with the Senior Leadership Team and trustee meetings as required.
