About the role:
A safe, well maintained room can be the foundation someone needs to begin rebuilding their life. As a Maintenance Operative, you’ll make sure our supported accommodation across London provides the safe, dignified and welcoming environment every client deserves.
This is a hands on, multi skilled maintenance role focused on minor repairs and property improvements rather than specialist or technically qualified trade work. Travelling between different services across London, you’ll complete jobs such as painting and decorating, repairing walls and fixtures, basic carpentry, minor plumbing, tiling and preparing empty rooms so they can be offered safely and quickly to someone who needs a home.
You’ll plan and manage a varied workload, respond to urgent health and safety concerns and identify problems before they become more serious. You’ll also inspect rooms and communal areas, record completed work clearly, arrange materials and flag any repairs that need to be passed to a qualified contractor. At times, you may check completed contractor work and provide feedback where standards have not been met.
Our accommodation is home to people who have experienced homelessness, mental ill health and other forms of multiple disadvantage. Some services are larger, hostel-style buildings, while others are smaller residential properties. We have two fantastic opportunities to join our Service Charges team as Regional Service Charge Managers. Based from our office in Basingstoke, you'll combine office and home working in line with our hybrid approach, with occasional travel to our Wembley office for team meetings.
The Role
Reporting into the Head of Service Charge Setting and Administration, you'll be responsible for managing and coordinating the Regional Service Charges team in the South West region in the delivery of the service charge calculations (all tenure types) and annual service charge statements to customers in line with legal and regulatory requirements. The portfolio consists of approximately 20,000 units with a total annual service charge income budget of c.£20 million. Responsibilities include:
Managing the Regional Service Charge team with a focus on articulating a clear vision, providing direction, and promoting a culture of accountability, high performance, and continuous improvement
Setting the annual service charge expenditure and income budget across all tenures within the region
Accountability for the annual service charge estimate and final account process, ensuring the risk associated with rechargeable service charges is effectively managed and regulatory time scales are met

You'll be responsible for overseeing the accurate setting, reviewing and communication of rents and service charges, ensuring transparency, affordability and regulatory compliance, while supporting financial viability.

Ensuring compliance with national rent policy frameworks (EG Rent Standard 2020, RSH requirements) and relevant legislation (Housing Act 1985, Welfare Reform etc)

They can be the point where worry, distress, conflict or risk comes to the surface - and where calm, skilled leadership can make all the difference. As Night Manager, you will lead the overnight service, making sure young people experience safety, consistency and support when they need it most.
You will be the senior operational decision-maker overnight, leading the night team to respond confidently to incidents, safeguarding concerns, missing young people procedures, building safety, visitor access and any actions handed over from the day team. You’ll work with a high level of independence, while knowing when to liaise with the on-call manager, emergency services or wider management team to keep young people, staff and the building safe.
This is also a role about connection.
