Job description

Project Manager – Building Maintenance & Major Works

We're working exclusively with a well-established, values-driven housing association that owns and manages thousands of homes across the UK. Due to continued investment in its housing stock and building safety programme, they're looking to appoint an experienced Project Manager to deliver a diverse portfolio of major works and building maintenance projects.

This is an excellent opportunity to take ownership of technically challenging projects that genuinely improve residents' homes and communities. You'll lead the delivery of defect-led and reactive major works, oversee specialist building safety projects and work alongside senior stakeholders to ensure projects are delivered safely, efficiently and to the highest standards.

The Role

You'll manage a varied programme of projects, including:

  • Building defect and rectification works

  • Major maintenance and refurbishment projects

  • Balcony replacement programmes

  • Structural repair projects

  • Building safety improvement works

  • Overheating mitigation and "Hot Homes" initiatives

  • Other specialist projects across an existing residential portfolio

From initial investigation through to completion, you'll coordinate surveys, manage contractors and consultants, monitor budgets and programmes, mitigate risks and ensure full compliance with current legislation and organisational standards.

You'll also play a key role in resident engagement, providing clear communication throughout the project lifecycle while maintaining accurate project records and audit trails.

What You'll Be Doing

  • Deliver complex major works and defect remediation projects from inception through to completion.

  • Manage contractors, consultants and specialist suppliers to achieve high-quality outcomes.

  • Coordinate technical investigations, surveys and condition assessments.

  • Monitor project budgets, programmes, risks and performance.

  • Ensure compliance with Building Safety legislation and industry best practice.

  • Build positive relationships with residents and internal stakeholders.

  • Produce project reports and maintain accurate documentation.

  • Drive continuous improvement across project delivery and contractor performance.

About You

We're looking for someone who has:

  • Experience delivering major works, building maintenance or refurbishment projects within social housing, housing associations, local authorities or ALMOs.

  • A strong understanding of building defects, asset management and building safety.

  • Experience managing contractors and consultants on occupied residential properties.

  • Excellent project management and stakeholder management skills.

  • Knowledge of compliance, health & safety and construction legislation.

  • The ability to manage multiple projects while maintaining exceptional attention to detail.

  • A customer-focused approach and genuine commitment to improving residents' homes.

Why Apply?

  • Join a respected housing provider with a strong social purpose.

  • Manage meaningful projects that directly improve residents' lives.

  • Hybrid and flexible working.

  • Diverse, technically interesting project portfolio.

  • Supportive leadership team with genuine opportunities for professional development.

  • Excellent benefits package and long-term career progression.

If you're an experienced Project Manager with a background in social housing, major works or building maintenance and you're looking for an opportunity where your work will make a real difference, get in touch on the contacts below.
